Additional Qualifications and Skills: Strong technical skills including experience with Microsoft Office, Procore, Microsoft Project, Excel. Strong leadership, presentation, verbal, and written communication skills. Strong interpersonal skills with subcontractors, colleagues, clients, architects, and engineers. Strong analytical and problem-solving abilities. Negotiation skills. Proactive mindset with ability to minimize or eliminate risks to School and department. BS in Facilities Mgmt., Engineering, Construction Management, or related field is a plus. Salary Range : $68,100 - $111,500 Note: Starting salaries typically fall in the lower half of the salary range; however, they are ultimately determined by the scope of the position, the candidate's relevant experience, and internal equity. Department:Campus Planning and OperationsPre-Employment Screening:Identity Job Function:Facilities Position Description: Manages, coordinates and schedules small to mid-size projects and renovations as assigned. Oversees the workflow of subcontractors involved in small to mid-size projects and renovations. Manages contracts including writing, bidding and awarding and managing budgets and timeline. Reviews, packages and processes submittals and shop drawings. Tracks and updates subcontractor change order requests, site drawings, RFI's and COR's. Prepares project closeouts and manages meeting minutes. Works with the Director to implement any sustainability initiative and actively participates in the greenhouse gas and energy reduction efforts and goals. Assists the Director to develop long term building equipment and aesthetic maintenance plan. Maintains the deferred maintenance database. Assists the Director in developing and maintaining all building related preventive maintenance, project budget, bill coding, and general building-related financial work. Oversees and/or coordinates maintenance/repair work assignments performed by technicians, vendors, and contractors performing building maintenance. Responds to client inquiries and concerns. Ensures timely and quality service delivery to clients. Follows up with clients to ensure customer satisfaction. May coordinate and manage move, add, and change activities. Manages vendor relationships. Processes invoices and ensures proper cost center coding. Reviews periodic reports including financials and explains variances. Works with the finance team to correct errors. Develops and maintains positive relationships with the greater facilities and operations team. This includes but is not limited to union technicians, and third-party service providers. Uses PC and/or mobile phone for work order system, email, process, and procedure training. On-call for building emergencies. Responsible for overseeing the cleanliness and organization of all mechanical and electrical spaces. The Assistant Building Manager reports to the Director of Building Planning and Operations. They will assist in managing building operations, services and building infrastructure projects, (such as small HVAC and MEP projects, space renovations, coordination of office moves, and purchase of furniture), for the smooth operation of a large building or small group of buildings.
