Harbor Heights (Sacket Harbor) (Individual is employed by the agency and location is subject to change based on the needs of the facility and agency) Position Available: Maintenance ll Hours: Full-Time Day (40 Hours/week) Position at United Helpers Senior Housing. This position requires flexibility. (Other shifts, holidays, or weekends may be necessary) Qualifications/Skills: Literate, emotionally mature adult in good health possessing integrity, poise, dignity and good grooming Physical demands are finger dexterity, eye-hand coordination, walking or standing extensive hours, and lifting up to 50lb High School Diploma or equivalent and a New York State Drivers License is required. Experience in related field is preferred. Experience may be in: HVAC, plumbing, electrical, carpentry, etc. Must have the ability to read, write, and follow oral/written instructions, be self-directing with the ability to work with little direct supervision. Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public. Primary Duties: Treats tenants as individuals with courtesy and respect. Routine maintenance of building equipment including repairs as necessary to heating units, electrical, plumbing and mechanical systems. Maintains inventory of materials and supplies for maintenance purposes and requisition as necessary through the Community Housing Manager/Assistant. Inspection of apartments vacated as well as annual inspections of occupied apartments. Follows up the work of hired contractors to ensure adequacy of services such as trash removal, exterminating and other contracted maintenance. Demonstrates ability to handle emergency situations in a prompt, precise and professional manner. Will be required to work at any United Helpers facility and be responsible for own transportation. Will be required to use a company iphone and work on an on-call rotation. Performs any other duties as assigned.
