POSITION: RESIDENTIAL LOAN SERVICING SPECIALIST Summary: At Cambridge Savings Bank, our purpose is to have a positive impact on our customers, employees, and community's financial well-being. Under the direct supervision of the Loan Servicing Manager the Residential Loan Servicing- Escrow/Payment specialist is responsible for the management of the quarterly real estate tax payment cycles, PMI premium payments and waiver requests, management of the annual escrow analysis, delinquent real estate tax reports, loan funding, payment & lock box exception processing, payoffs, insurance monitoring and loan general servicing support. This specialist will ensure compliance with regulatory guidelines, internal policies and procedures and assist with preparation, data collection, responses and remedies to internal and external audits and federal and state compliance exams. Key Result Areas Ensures the accurate and timely remittance of quarterly real estate tax payments due to each taxing authority in accordance with taxing jurisdiction guidelines. Conducts Annual Escrow Analysis ensuring accurate and timely tax payments have been recorded correctly in the core. Review and resolve analysis exceptions and ensure surplus checks are distributed timely. Performs the accurate and timely processing of loan findings and FASB transactions for new and modified mortgage and home equity loans. Ensures all loan payments are processed in accordance with prompt payment standards including the processing of payoffs. Monitors and decisions lockbox payment exceptions. Monitors all flood insurance and PMI insurance for loans ensuring compliance with regulatory requirements as well as payment of premiums. Collaborate with Loan Servicing Officer to resolve any homeowner's insurance exceptions identified in the weekly feed to insurance tracking vendor. Analyze and report our loans for HMDA compliance. Other duties may include: Balancing of general ledger accounts in accordance to CSB policy, responding to FDICIA and Other Regulatory Audit requests and providing superior customer service to our customer requests and questions. Perform additional duties as required. Qualifications: Associates degree preferred or 2+ years' experience working in financial services/banking environment 2 - 5 years' banking experience, escrow processing experience preferred Strong communication skills, both written and oral, and interpersonal skills. Excellent customer service, problem resolution skills, and strong PC skills. Working knowledge of residential and consumer loan documents. Ability to interact with internal and external customers effectively. Ability to meet deadlines along with excellent time management skills.
