Construction Manager University City Housing (UCH) is a Philadelphia-based firm that buys, renovates, maintains and manages real estate for long-term investment. The current portfolio consists of 4,000 residential units, 250,000 square feet of commercial space. We are currently looking for a ConstructionManager to coordinate and oversee complex construction projects from conception to completion in a timely and cost effective manner. This individual will manage all phases including planning, design, and construction. Projects include historic renovation, multi-family capital projects and commercial fit outs. Candidates should demonstrate an interest in real estate and design Construction Manager Job responsibilities include but are not limited to: Strategic management and oversight to complete complex renovation, restorations, infrastructure upgrades, and commercial fit-out work Coordination between owner, executives, and affiliated companies to review, authorize, and implement construction projects Effectively prepare project memos, updates, schedules, internal budgets, and project intent to owner and executives Produce RFP's that adequately outline project, technical, material, and proposal requirements Compare proposals to assess variation between project intentions Work with existing preferred vendors and identify new subcontractors in order to source competitive bids and review proposals effectively Assist in bid negotiations to ensure competitive rates and contracts Facilitate communication between owner's side of company, design professionals, and local municipalities to develop construction projects Create and/or review drawings and construction documents Support multiple projects simultaneously at various stages, review work progress on a daily basis Coordinate and direct construction workers and subcontractors Prepare accurate and detailed estimates-research material, labor, and equipment pricing; identify and qualify new material suppliers and subcontractors as needed Track and report on project milestones, deliverables, parameters, and budget Obtain work permits and schedule inspections Construction Manager Qualifications: Bachelor's degree in construction management, architecture or related field preferred 4-5 years of experience in construction and project management Ability to read construction blueprints/plans and familiarity with furniture and space planning concepts Experience with estimating Firm knowledge of the construction process; hands-on experience a plus Strong Excel skills Motivated and creative individual who can anticipate and solve problems Excellent organizational skills Strong communication skills are necessary Capable of prioritizing urgent projects and working in a fast-paced and challenging work environment A valid driver's license and a reliable vehicle; willing and able to travel to various local job sites Our Comprehensive Benefits Package for Full-Time Employees Includes: Opportunities for professional and personal development and career growth Competitive Salary Comprehensive Health Insurance - Medical, Dental, Vision Medical & Dependent Care Flexible Spending Accounts (FSA) Retirement plan - 401(k) with up to 4% employer match Paid Time Off (vacation, sick, 9 holidays, 2 floating holidays) Employer-paid Short-term Disability Voluntary Long-term Disability Voluntary Life Insurance Voluntary Hospital Indemnity Insurance Employee Assistance Program (EAP) Annual Awards & Recognition Company Paid Certifications & Licensing Employee Referral Program Apartment Discount Available Link to our real estate portfolio: Powered by JazzHR
