SummaryEnhance client property value and user satisfaction by effectively managingEngineering & Maintenance service team performance as well as all levels of financial control, operational asset management, employee development and employee compliance with JLL processes and procedures (both operationally and administratively). The Associate Operations Manager understands mechanical and electrical systems, building infrastructure operations, construction and maintenance practices, and a detailed level of financial projection, analysis, and reporting via the CMMS systems (Corrigo).There are three Operations Managers in the Facilities Group at the JLL-Carrier Syracuse location. The Operations Manager position that is currently open specifically supervises the Electricians and the HVAC technicians, with some sharing of the remaining skilled trades (carpentry, mechanics, and powerhouse (utility) / storm water system operators). Additionally, the JLL team manages the Fire Marshal for the extensive fire protection systems on the Campus. In general, the three Operations Managers will cover emergencies on campus, after-hours, and vacation time for other Operations Supervisors and (rare) weekend special events. The Operations Managers oversee the CMMS (computerized maintenance program) work order system for assigned Craftsmen, input work orders for projects, recurring preventative maintenance, and to develop project timelines for larger jobs at the Carrier Campus. In addition, the Operations Managers work with Carrier Laboratory Managers, contracted personnel on site (Security, Fire Protection, Janitorial, etc) to maintain and improve the Carrier Campus. The Operations Manager should be focused on improving the procedures in the CMMS system as a long term goal.The Operations Managers are expected to be knowledgeable in office software, including MS Office products for email, internet programs, spreadsheets, and documents. JLL uses MS Team meetings online to maintain account alignment and to provide guidance for job assignments account wide.Operations Managers should be familiar with OSHA Standards applicable to General Industry, including Confined Space procedures, Electrical Safety, and Personnel Protective Equipment. An understanding of environmental regulations regarding water and air quality would also be helpful.
