Under direction of the Facilities Supervisor or above, this position will assist with thecoordination of the maintenance and repair of the building, including electrical, carpentry, pestcontrol, and scheduling of other repairs as needed. This position will receive instruction andassistance in new and unusual situations and on PHC’s policies and procedures. The duties andresponsibilities are more limited than those of the Maintenance Technician II. Work independently on various facility related issues.Under direction of the Facilities Supervisor or above, will work with our contractingvendors on any facilities related maintenance tasks.During any facilities related emergencies, the Tech I will take direction from theFacilities Supervisor or above to address the emergency and related tasks.Assist in keeping the facility safe and clean. Assist with installation of light bulbs, doors,cabinets, bulletin boards, hanging pictures, assemble furniture, and other duties soassigned. Touch up finishes (i.e.; wall, paint, desks, millwork, etc.) Assist in the coordination of maintenance on malfunctioning plumbing equipment andmay perform light repairs. Will work within the approved Facilities HelpDesk and software to complete tasks, logwork, notate any important aspects of any given task.May assist Tech II or above with the performance of routine safety checks throughout thefacility and performs basic preventative maintenance. Ability to perform minor repairs when and where necessary within the buildings.Establish, maintain, and foster positive working relationships with those contacted in thecourse of work. Provide the highest level of customer service to both company staff as well as outsidevendors. Will need general knowledge of Cal-OSHA requirements. Maintain the highest level of confidentiality and professionalism. Perform other duties assigned by the Facilities Supervisor or above Work with either the Tech II or above on issues relating to, but not limited to: groundsmaintenance, janitorial, window washing, pest control, plumbing, and electrical.Assist with the inventory of facility related equipment and supplies. Assist Tech II or above with the coordination of the resolution of any safety/securityissues pertaining to the facility. May be required to obtain supplies from warehouse and or vendors. May assist with cleaning floors, cubicle walls, and other various areas. Maintain allbattery operated equipment.Perform monthly fire extinguisher inspections.May assist with the maintenance of water filters on ice machines, drinking fountains,coffee makers and etc. May need to observe outside contractors when needed, due to privacy rules andregulations. Maintain the company vehicles and dealership maintenance services. SECONDARY DUTIES AND RESPONSIBILITIESProvide back-up assistance to other Facility personnel when necessary.Assist with various company events including set-up and take-down, and lightconstruction of events related props or other event related materials. Work with contracting vendors under direction of the Maintenance Technician II, orabove, may be required to make decisions related to building maintenance in emergencysituations.Assist in monitoring work being performed by outside contractors.Assist in maintaining accurate facility maintenance documentation.May assist with maintenance on the alarm and security systems.Education and ExperienceHigh school diploma or equivalent required. Minimum two (2) years ofexperience in building maintenance, electrical, carpentry, orconstruction. On-the-job experience in the above fields a plus.Special Skills, Licenses and CertificationsWorking knowledge of MS Windows and ability to use general office business machines and perform maintenance as needed. Knowledge of MS Word and Excel. Ability to type 35 wpm. Ability to use a variety of hand tools. Knowledge of ergonomics and/or ergonomics certification preferred. Valid California driver’s license and proof of current automobile insurance compliant with PHC policy are required to operate a vehicle and travel for company business. Performance Based CompetenciesAbility to communicate effectively. Ability to read and followinstructions accurately and complete tasks within established timeframes. Good organizational skills with ability to work on multipleprojects and assignments simultaneously. Must handle sensitive issueswith tact and diplomacy. Must be able to practice the Honest, Direct,Respectful (HDR) approach to communication with both staff andoutside vendors/contacts.Work Environment And Physical DemandsRequires exerting 50-100 pounds of force occasionally, and/or 25-50pounds of force frequently, and/or 10-20 pounds of force constantly.More than 90% of the work day is spent performing maintenanceactivities on the floor, away from primary workstation.
