Position Overview: The Maintenance Assistant performs duties such as cleaning, sanitizing and maintaining cleanliness of common areas, amenities and vacant units. The position also assists the Maintenance Team with work orders and maintaining the operations of the property. Essential Duties & Responsibilities: Clean, vacuum and sanitize areas which include, but are not limited to, clubhouse, community/game lounge, mailroom, leasing office, restrooms, and model units. Clean, mop and sanitize fitness center/yoga room, which includes wiping down all equipment multiple times daily, including maintaining cleanliness of the patio and grill area. Clean, vacuum and sanitize building common areas, which include entrance doors, lobbies, stairwells, elevators and hallways. Collect trash from waste receptacles throughout the property. Walk property and buildings regularly to monitor areas that need cleaning. Deep clean vacant units per move-in schedule board to ensure the apartment is ready for new residents prior to move-in date. Report any issues to the Maintenance Team and Property Manager. Contribute to cleanliness & curb appeal of the community on a daily basis. Pick up any trash and report any issues that need to be addressed to the Property Manager. Maintain a safe, secure, and healthy work environment by following standards and procedures; complying with security regulations Follows procedures concerning protection against blood borne pathogens Utilizes chemicals according to directions and familiarizes self with all MSDS Performs corrective building interior and exterior maintenance as required by Maintenance Team and work orders. Completes work orders and maintenance repair items in a timely manner and ensures that all requests are handled in a professional manner. Communicates with all members of the property management team regarding tenant matters that pertain to maintenance work orders or the property. Completely understands the building life safety systems and what the procedures are in the event of an emergency. Provide after-hours emergency coverage and will be listed as the first point of contact in the event of an emergency and must be accessible to respond when on-call. Assist in snow and ice clearing operations. Any other duties or responsibilities, as assigned by management. Qualifications: Familiar with Housekeeping; including sanitation. Ability to perform light maintenance, such as changing light bulbs, air filters, etc. Lift up to thirty (30) pounds, unassisted Bending, stretching, standing, walking for duration of shift Exposure to chemicals Employee may be required to stand for extended periods of time, sit, walk, bend, turn/twist, kneel, stoop and crouch. May be required to travel to and from properties/supply stores.
