Responsible for providing administrative and leasing support for assigned property. Establishes inviting atmosphere for prospective residents andguests, andprovides superlative customer service to current residents. Maintains knowledge of Company’s policies and procedures, as well as applicable housing laws and regulations.Provides first-line customer service for prospective and current residents, as well as property guests. Maintains welcoming environment in LeasingOfficeLeads tours of property, showing vacant units and marketing propertyamenitiesTracks and follows up with all referrals, walk-ins, and phoneinquiriesDevelops and maintains reference book detailing property’s unique features, amenities, size, vacancies, rental rates, and current leasingpromotionsAssists with developing and coordinating leasing events and resident promotionalactivitiesPrepares leasing checklist and package which includes all required forms, deposits, schedules, andinformationProcesses lease applicationsCompletes and maintains lease files for each rental, and ensures all files contain required documentation outlined in the Resident File SetupCollects rental deposits and rent. Delivers deposits to bank.Utilizes maintenance software program to enter in and track workordersInspects apartments for move-in/out condition and turnoverstatusPrepares and distributes required reports, monthly newsletters, tenant correspondence, etc.Works with management to develop and implement residential programming, including special events and ongoing instructional and recreationalactivitiesAssists Property Manager with annual recertification of eachresidentVisits comparable properties and assists Property Manager in preparing quarterly competitive marketanalysisRemains current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company’s leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicablelawsOrdersoffice supplies and welcome gifts for new residentsAssists with the development and implementation of resident servicesprogrammingMaintains regular daily office hours, ensuring adequate coverage on weekends andholidaysMaintains strict adherence to invoice approval policy. Position does not have authority to purchase any goods orservicesRequired Education and Experience:High SchoolDiplomaor equivalent1 year experience in multi-family property managementpreferredExperience in affordable housingpreferredExperience with Low Income Housing Tax Credit Program and/or Hope 6preferredKnowledge ofHUD programs including but not limited to HOPE 6 and project-based Section8Proficiency in Yardi preferredProficiency in Microsoft Windows, including Microsoft Excel and OutlookExcellent customer service skillsRequires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)Working Conditions:Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required. Ability to work at property locations within or near transitionalneighborhoodsAbility to climb stairs, take elevators, bend, squat and reachoverhead.
