The Maintenance Supervisor is a customer centered individual who possesses the organizational and leadership skills necessary to run an efficient maintenance team.Reports to: General ManagerDirect Reports: Maintenance TechnicianRoles and ResponsibilitiesThe duties listed below are an outline of the Maintenance Supervisor's responsibilities and should not be considered an all-inclusive list. As the needs of Westmoreland Country Club change, these duties may be modified as needed.GeneralOrganize maintenance staff meetings and any special or emergency meetingsMaintain a clean, professional, and OSHA approved work environmentReport time and attendanceDirect the maintenance operations of the propertyMake daily inspections of the club and recommend improvementsImplement and maintain a preventative maintenance programUnderstand and adhere to Westmoreland's policies and proceduresEnsure confidentiality of resident and company informationAssign tasks, supervise and evaluate vendorsFinancial ManagementParticipate in developing the annual budget and turn budget for the maintenance categoriesOrder necessary supplies and parts within the confines of the budgetEvaluate and implement cost cutting strategiesProvide documentation/receipts for all company purchasesPersonnelManage maintenance staff including hiring, ongoing training, and developingAssign tasks, supervise and evaluate staffRisk ControlUnderstand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resourcesIdentify and address safety and security risksPrepare and submit incident reportsEnvironmentThe employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions toxic or caustic chemicals, and outside weather conditionsThe noise level in the work environment is usually moderatePhysical DemandsWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.The employee must occasionally lift and/or move up to 50 pounds.Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.2 years' experience with electrical, plumbing, and appliance repairProven proficiency in all areas of maintenance operationsStrong organizational, analytical, and decision making skillsMust have excellent communication , management, and people skillsHVAC certification strongly preferredComputer literacy preferred
