TheMaintenance Technician(“MT”)will have responsibilitiesfor the maintenance and repair of an apartment development(s) which may consist of multiple buildings or a single structure.Reporting to their assignedMaintenance Supervisorthe MTwill ensure their assigned apartment development(s)is maintained to company and industry standards of excellence. The MTwillwork with commitment to maintain an attractive, clean, well-maintained property and the mechanical systems which are a part of the development(s). As a key employee responsible for a development used around the clock by residents, the MTwill be available for emergency calls and responsive to safety matters.TheMTwill work collaboratively with theMaintenance Supervisorand other staff members at being a good steward ofa valuable assetwhich is home to residents of various economic circumstances and social needs.TheMTwill ensure the integrity of alldataentered intothe company’ssystems.TheMTwillprovide excellent customer service to residentsthus encouraging long-term retention.TheMTwill demonstrate professionalismandwilldiligently pursue their own professional developmentbyfully utilizing the Pennrose Academy.The MTwill report to aMaintenance Supervisor.Pay Range: $20 - $23/hr, depending on experience$250 Sign On BonusEffectivelymanagethe unit make-ready program to company standards which is 5 businessdaysWork collaboratively with theMaintenance Supervisorto successfully completeapartmentunit inspections for both move-in and move-out to include preparing estimates of damage for collectionpurposeSeek cost savingsand best practices and share them withcolleaguesEmbrace the company’s use of technologyby optimizing the use of Yardi Maintenance MobileUtilize Yardi’s Procure toPay to maximizesavingsFollow the company’s Risk Management directives to maintain a safe propertyenvironmentMake repairs and perform preventative maintenance to company, industry standards and to building codes - seek the help of theMaintenance Supervisor,Regional Maintenance Manager, or Director of Project and Risk Management, or the Vice Presidentfor Capital Planning, Procurement and Energy Management before proceeding with unfamiliar measures - contact them before contacting vendors for the non-routine repair or replacementissuesRemove snow from sidewalks and entry areas and portions of parking lots with company approved materials done following company procedureswhich includes maintaininga professional snowlogEnsure all preventative maintenance processes are completed following manufacturers’ guidance and maintain warranty, guarantee and key physical component identificationinformationSecure andpreserve a set of buildingplansMaintain common areas in a professional mannerand inspect the property and its grounds daily looking for problems and solve themimmediatelyUnderstandthe property’s annual operating budget and work to achieve the objectivesthereinProactively manageto avoid surprises-maintain the property to “inspection level” everydayMonitor utility consumption andrelatedexpense -work with theMaintenance Supervisor andProperty Manager tooptimizethe use oftheNWPsystemand responsesto utilityalertsProvide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies- share best practices withcolleaguesWork orders, preventive maintenance, apartment turnsand the leasing of vacant apartment units-- all to be done within company policy timeframeswhile showing great customerserviceOwn allmaintenance, safety and resident relations aspectsto your apartmentdevelopmentTeachstaff about customer service, professionalism, safe work practices, effective property inspections, vendor managementandthe optimum use of technology /Mobile Maintenance/Yardiand Fair Housingand Risk Management initiativesEnsure property isprepared to excel atall property inspections, including agency and REACwithout the need for surges in staff and spending,i.e.have property inspection ready at alltimesComplete those insurance administration tasks necessary to successfully conclude insuranceclaimsServe as a role model, mentor, coach and trusted resource to field staffandresidentsAssist with theSupportive Services programso that it issuccessfulSupport the Pennrose Academy efforts to heighten the technical expertise ofstaffPerformance MetricsProperty will successfully meet all aspects of the annual operatingbudgetProperty inspection results will be consistentlyexcellentUnit turnoverand unit occupancy timeswill steadily improveas will tenantresidencyInsurance claim work will be administered timely andprofessionallyWork orderand preventative maintenance completionswill meet PMC standardsconsistentlyProperty will not experience insurance claims due to neglect on the part ofstaffResident satisfaction surveys will yield consistently positiveresultsRequired Education and Experience:High SchoolDiploma / GED - technical trainingcertificationsa plusOneyearof property maintenanceresponsibilities, or similar experienceRequires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)Working Conditions:Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.Ability to work at property locations within or near transitionalneighborhoodsAbility to climb stairs, take elevators, bend, squat and reachoverhead, and meet standard mobility and lifting for tasks typically associated with propertymaintenance
