About our company, LAB LP (Little American Business) The LAB LP is a woman-owned real estate design, renovation and property management company well known for originating some of the OC's most iconic retail properties. Established more than 30 years ago, the LAB team continues to grow its portfolio of unique community-based, retail-centric based properties. The LAB's current projects include the renovation of the LAB Anti-Mall; the emerging Cottage Industries mixed-use project in Garden Grove; the Casino San Clemente, a historic dance hall now private event and live music venue; and the groundbreaking mixed-use residential project, the BARN, in downtown Anaheim. As a family-owned enterprise, we are interested in those individuals equally passionate in making a difference by merchandising, developing and operating unconventional retail, residential and mixed-use projects. About the Job We seek a Property Manager with 3-5 years of commercial property management experience, impeccable attention to aesthetic detail, excellent communication skills, and someone who is comfortable interacting with small business tenants as well as a wide range of artisans, vendors, and service providers. Responsibilities The Property Manager will be responsible for the operation, budgeting, and management of numerous properties in Orange County. A successful candidate must be a self-starter who is able to operate independently in a highly entrepreneurial work environment. General Duties Weekly site visits to each property for quality control; landscape, general maintenance or repair needs Responsive communication to tenants, vendors, security & janitorial staff, and engineer on staff Vendor management, including sourcing, bidding processes, and scheduling Maintaining lease files, updating rent rolls, COI's, W-9's Review/approval of vendor and utility bills monthly Review of LOI's during tenant negotiation; drafting of leases Responsible for timely rent collections; sales reports; late fees or legal action as required Managing office cell phone for 24/7 emergency calls Preparing CAM recs annually, with spot checks mid-year Office Schedule Full-time position, on-site, Monday-Friday 9-5pm Position Requirements Bachelor's degree, preferably in Business, Accounting, Real Estate or a related field Minimum 3-5 years of commercial property management experience Proficiency in Microsoft Office; Yardi experience preferred Excellent written and oral communication and understanding of financial statements Pay and Benefits Casual and communal/collaborative work environment Paid vacation (1 week/1st year; 2 weeks/2nd year; 3 weeks thereafter) Paid national holidays and week between Christmas and New Years Paid health insurance Note: Applicant must have experience managing retail and commercial properties and an appreciation for the arts.
