JOB DUTIES Plans, implements, coordinates and manages all Mechanical & Electrical operations, maintenance, communications, energy management, and manpower development programs for a Data Center facility. Leads a team of Electricians & HVAC Technicians in a 24x7 Data Center environment. Maintains in-depth knowledge of Backup Generator systems, UPS, STS, ATS, BMS, EPMS, DCIM, Medium & Low Voltage Switchgear & controls. Experience in creating SOPs, EOPs, MOPs, and CMMS system knowledge. Develops training programs on all mechanical & Electrical systems. Manages the building's operational accounts and assists in development of operating and capital budgets. Assists in operations and maintenance issues, troubleshooting and problem solving as required. Implements improvements for preventive maintenance programs and develops/maintains effective building-specific maintenance and safety procedure manuals. Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians. Maintains communication with tenants, clients, owners, facility management team and vendors. Responds to all emergency situations quickly and customer concerns. Implements and administers inventory control programs. Develops specifications for maintenance/repair service contracts. Ensures compliance with applicable codes and company directives. Performs other duties as assigned. SUPERVISORY RESPONSIBILITIES Provides formal supervision to individual employees within a single functional or operational area. Approves recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and EXPERIENCE Bachelor's degree (BA/BS) from four-year college or university and a minimum of four years experience and/or training. Or equivalent combination of education and experience. CERTIFICATES and/or LICENSES Universal CFC certification required. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. FINANCIAL KNOWLEDGE Requires advanced knowledge of financial terms and principles. OTHER SKILLS and ABILITIES Physical requirements include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an EMS and CMMS system.
