The Stro Companies (STRO), a commercial real estate developer, owner, and investor located in Ridgewood NJ, Manhattan & Tampa, FL, seeks an ambitious and entrepreneurial individual with a strong work ethic and operational skills to serve as Director - Property Enhancer ("PE") to manage the day-to-day operations of an approximately 4,000,000 SF portfolio of warehouse buildings in NJ & FL. The PE will initiate and oversee all property management functions in a timely and coordinated manner while establishing and maintaining relationships with tenants, contractors, and township officials. The PE will report directly to STRO's EVP of Asset Management while communicating and collaborating regularly with the leasing, construction, accounting, and legal departments. Responsibilities Ensure that the appearance and physical aspects of the portfolio meet STRO's established standards through regular site and safety inspections. Review vacant spaces often to make sure they look their best. Selection process through competitive bidding for approved vendors to provide the required maintenance (landscape, snowplow, paving, storm and sanitary jetting, and general repairs) for the portfolio. Oversee and coordinate preventative maintenance programs for roofs, parking lots, fire sprinkler flow & alarm, and HVAC units. Using Yardi for tracking & preparing the following: Tenant maintenance requests and repairs, preventive maintenance programs, annual CAM & CAPEX budgets, general tenant communications, and all utility meters (gas, electric & water) which should be in individual tenant names. Cosmetic improvements to enhance the marketability of the vacant spaces and oversee improvements for tenant renewals. Oversee move in and move out of tenants including inspection on move out prior to vacating and listing items they are responsible to remedy. On the move in tenants, coordinate with the tenant pursuing the zoning certificate and any permit required for occupancy. Address and resolve tenant issues expediently and effectively. Coordinate repair and maintenance projects proactively. Coordinate with leasing, construction, accounting, and legal departments, as needed. Qualifications Minimum 5 years' property management experience and a technical knowledge of construction, roofing & building mechanicals (i.e. HVAC, plumbing, electric & sprinkler). Property Management Experience required. Office presence is required and ability to travel to properties throughout the portfolio regularly. Problem solving and experience in difficult conversations with tenants. Hard-working, resourceful, proactive leader focused on continuous improvement. Excellent verbal and written communication skills. Strong operational and organizational skills with a passion for creating seamless systems and efficiencies. Ideal candidates will have a strong sense of accountability and ownership. Passion for working with people.
