The Maintenance Superintendent is responsible for prioritizing campus maintenance activities and equipment to obtain optimization in safety, quality efficiency, time efficiency, and cost. The position manages, either through a supervisor or directly to Building Maintenance Technicians, Electricians, Plumbers, Locksmiths, Inspectors, Team Leads and Painters. ESSENTIAL DUTIES AND RESPONSIBILITIES: * Assists in the planning, organizing, directing, and executing the maintenance work plan. * Oversees the daily activities of the Maintenance Service Divisions (name them) and ensure the adherence of all safety protocols and procedures. * Assign work orders, as well as complete work orders, verify work is completed in accordance with established guidelines, and properly recorded and charged in computerized maintenance management system (CMMS-TMA) * Supervises repairs and performs inspections randomly to ensure quality and completion of tasks. * Identifies remedial fixes to minimize downtime and chronic maintenance problem areas and recommends courses of action necessary to repair, modify, or replace equipment by utilizing machine downtime, machine history in work order system. * Pursues problem solutions with a sense of urgency, provides troubleshooting support to operations personnel and participates in root cause failure analyses and in corrective actions. * Prepare reports for management on operational performance, safety incidents, and regulatory updates. * Ensure proper filing of permits, certifications, and other essential documents and that all work is performed in accordance with the authority having jurisdiction codes * Oversee the maintenance and repair of building envelope (roofs, exterior walls, windows, doors, etc.), underground utility systems (natural gas, domestic water, well water, stormwater, sanitary sewer, electrical, etc.), and interior building systems (electrical, plumbing, structural, architectural, elevator, fire alarm, and building data cabling, etc.). * Hires, schedules, assigns, routine and specialized work; manages time and attendance, discipline, conducting performance evaluations, implementing corrective actions; coordinates training as needed. * Develop scope of work, evaluate bids and proposals, and oversee contractor for repair projects * Performs other duties as assigned QUALIFICATIONS: * High School Diploma or GED required; post-secondary education preferred * 3 years of experience managing facility repair, maintenance, and construction * City of San Antonio Electrical Maintenance Technician certification. (Or ability to obtain within 180 days) * Journeyman or higher license in relevant maintenance trade specialty is desired (Plumbing, Electrician, Water System Operator Class C or higher, or Backflow Prevention Assembly Tester) * Must have valid driver's license, motor vehicle liability insurance, and personal injury insurance, or have a self-reliant source of transportation to conduct business on a daily basis. * Must clear and maintain a favorable background investigation and clearance. * Must have the ability to demonstrate basic to intermediate skills in MS Office (Word, Excel, Teams, and PowerPoint). experience with virtual meeting platforms such as Zoom. CMMS, TMA a plus. * Must have ability to demonstrate attention to detail and be able to organize workflow, coordinate activities, balance simultaneous projects without loss of efficiency in a multi-tasked environment, and manage multiple priorities to meet deadlines * Must be able to be available to engage when needed evenings, weekends, and holidays * Must carry a cell phone to respond to emergency calls after hours * Must have excellent verbal and written communication skills; strong public relations and customer service skills with an ability to implement diplomacy and discretion at all times; ability to work effectively with communities across the university. * Must have high ethical standards and a strong sense of confidentiality; ability to prioritize and manage multiple deadlines; thrive in a complex work environment; display solid problem solving and interpersonal skills; work well independently and as part of a team. * Must have a high attention to detail and be able to organize workflow, coordinate activities, balance simultaneous projects without loss of efficiency in a multi-tasked environment, and manage multiple priorities to meet deadlines. * Bilingual Preferred (English/Spanish with the ability to understand and to make one's self understood to Spanish speaking individuals) PHYSICAL DEMANDS: * Work is performed indoors and outdoors, often exposed to the natural elements of cold, heat, moisture, and wind. * Must be physically able to repetitively lift and carry at least 50 LBS on a regular basis * Ability to climb up and down and maintain balance on stairs, ladders and scaffolds while carrying tools and equipment. * Ability to use arms and hands to reach, handle or manipulate and install heavy objects and materials. * Ability to balance, kneel, squat, crouch, bend, lean, stand, walk, climb, dig, backfill and compact. * Ability to lift and carry 21 to 35 lbs. occasionally, and/or 13 to 21 pounds of force frequently, and/or greater than negligible up to 7 to 10 pounds of force constantly to move objects. * Visually seeing equipment operations well (either naturally or with corrective lenses); Specific vision abilities required by this position include close vision, distance vision, and the ability to adjust focus. * While performing this role, the employee will be regularly required to sit, walk, and stand; talk and hear, both in person and by telephone; and use hands repetitively to operate standard office equipment; and occasionally required to lift up to 50 pounds. * The individual must also be able to wear and properly utilize appropriate personal protective equipment (PPE) to work or visit within areas where it is required. This includes hard hat, safety glasses, life vest, respirators, ear plugs, steel toed shoes, or other protective equipment * Walking, stepping, climbing or otherwise moving from one location on the job site to another, and normally involves physically getting into and out of equipment through the use of vertical mounted ladders up to and including 10' or more in height * Standing, stooping kneeling, squatting, climbing or sitting for long periods of time * Repetitive movements by feet, shoulders, arms, wrists, hands and back in performance of work * Working at elevated heights * Remaining calm during emergencies and respond appropriately as dictated by the circumstance of the incident * Exposure to working outdoors in all-weather conditions * Constantly operates a computer and other office productivity machinery.
