Position Summary: The Facility Technician II utilizes appropriate tools and equipment to assist in the installation and maintenance of facilities, which may include heating, ventilating, air condition, mechanical, plumbing, carpentry, painting, preventive maintenance and electrical systems. The Facility Technician II monitors building equipment and structure, makes needed repairs and performs general maintenance as scheduled or needed. Other job responsibilities may include structural repairs, door/window repair, water filtration, aerial lift operation, lighting systems maintenance and retrofitting. Essential duties include, but are not limited to: * Maintain/Repair water piping systems, all plumbing fixtures and appurtenances following recognized procedures and techniques of the plumbing trade as direct by immediate supervisor. * Maintain/repair electrically powered systems and equipment following accepted procedures and techniques of the electrical trade as directed by immediate supervisor. * Maintain/repair HVAC systems/equipment and perform preventive maintenance including condenser, fan coil and AHU cleaning, filter/belt replacement. * Respond to and complete applicable Facilities tickets/requests. * Ensures internal compliance with maintenance, safety and security procedures by following NEC (National Electrical Code), OHSA as well as state and local codes. * To assist and give your input with the annual maintenance plan. * Assist with the installation and maintenance of new equipment involved in a new development or project at the site. * Maintain equipment lists, maintenance schedules, and operations checklists/procedures as directed. * Maintain records/reports of activities and maintenance/repairs performed as directed. * Maintain inventory of assigned tools/equipment at onside parts. * Perform any other general Facilities maintenance functions. * Perform other job-related duties as assigned by supervisor. Qualifications * Experience and aptitude to use effectively computers, software/apps, and effective email communication to carry out daily responsibilities. * Strong organizational and analytical skills; problem solving ability. * Basic knowledge of standard janitorial duties, cleaning techniques, products and equipment preferred. * Ability to multitask in a fast-paced work environment. * Ability to work in a team-oriented environment, maintain a positive attitude at all times, and be able to assist the team/department to complete goals. * Ability to operate hand tools appropriate to the application. * Ability to react quickly and appropriately under pressure in emergency situations with a cool head and professionalism. * Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. * Ability to communicate effectively with clients, supervisor and coworkers. * A strong commitment to delivering exceptional customer service and enhancing the customer experience. Requirements: * High school diploma/GED required OR equivalent work experience in lieu of. * Must be 18 years of age. * Requires regular attendance and/or physical presence at the job. * Must have ability to read and interpret documents such as but not limited to safety data sheets (SDS), operating and maintenance instructions and procedure manuals, etc. Physical Requirements: * Able to meet the physical requirements and essential functions of the role, with or without accommodation, for example, frequent standing and walking, occasional reaching with hands and arms, and occasionally lift and/or move up to 25 pounds unassisted. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. * Requires the ability to move, lift, carry, pull, or push heavy objects or materials. 40% * Requires extensive use of hands (ability to reach over, bend and extend hands) 20% * Reach above and below shoulder height, constant walking, standing in one place for long periods of time, bending, stooping, lifting, kneeling, etc. 80% * Work in varying temperature environments (internal and external parts of the building).
