Head of People & Culture | Senior Human Resources Leader | People Enthusiast | Human First Culture Champion ZELLER DEVELOPMENT CORPORATION VICE PRESIDENT Job Status: Exempt Responsible for construction activities primarily in the Chicago metropolitan area, including existing office building redevelopment, capital and tenant improvement work as well as due diligence work on potential acquisitions. Potential redevelopment and capital improvements on net leased properties in the Midwest and Southeast. New commercial (office/hotel/retail/multi-family construction experience is a plus. Ensures that construction meets standards and time frames within budgets. Provides technical advice and expertise on proposed projects and monitors quality and quantity of work performed on projects in progress. Advises on resolution of complex problems requiring extensive expertise. Responsibilities: Collaborate as part of Ownership team to develop program, design, budget and schedule for redevelopment and capital improvements based on Ownership business plan for existing property or potential acquisitions. Collaborate with Leasing team to provide support on tenant improvement construction budgeting, work letter development, schedule etc. for lease finalization. Develop RFPs for design and construction work for redevelopment, capital improvements and landlord performance tenant improvements; write contracts and manage performance of the work. Responsible for tenant performance improvements, set preconstruction and ongoing meeting with tenant, contractors, and property management; review and approval tenant plans; monitor schedule and timely completion of the construction. Ensure that technical standards and quality control standards are met. Assemble monthly project payment packages for incorporation into a draw package prepared by others. Knowledge, Skills and Abilities: Minimum of ten years of experience working as Owner's project manager in the office building industry. Construction/project management degree, architectural, or engineering degree desirable but not required based on scope of experience. Demonstrated experience in reading construction documents and specification manuals. Excellent working knowledge of building design and systems. Excellent working knowledge of real estate, building operations, facilities and construction. Excellent working knowledge of landlord/tenant lease language and work letters as related to tenant construction. Strong financial acumen and ability to develop capital improvement and tenant improvement budgets and reporting. Intermediate skills in Microsoft Office. Professional and Personal Characteristics: Demonstrated project management skills. Strong analytical and technical skills. Good financial acumen. Strong oral and written communication skills. Expertise in conducting meetings and delivering presentations. Results oriented and high energy; creative and innovative in problem solving. Quickly able to establish credibility and gain respect of tenants, contractors, and design consultants. Highest level of personal integrity to inspire confidence, respect, and trust. Ability to multi-task in fast-paced environment. Ability to prioritize work and meet deadlines. Comfortable interacting at all levels of the organization. Committed to personal and professional development. Compensation: Targeting $150,000/year base salary commensurate with experience + annual performance based bonus.
