Team / Division Overview The Debt Capital Markets group is responsible for arranging, negotiating, and closing debt financings with the DWS Direct Real Estate platform. Financings include, but are not limited to, long-term mortgage debt, construction financing, interim acquisition debt, unsecured and secured credit facilities, private note placements and preferred equity offerings. The Debt Capital Markets group also facilities loan assumptions in conjunction with property acquisitions and monitors our direct real estate debt portfolio on an ongoing basis. Role Details As a Capital Markets Associate you will: Work directly alongside the Head of Capital Markets to cultivate and develop existing new lender, broker, joint venture partner, legal and other industry relationships to assist with deal flow and solidify/share market and debt product expertise. Monitor upcoming loan maturities and work with the Head of Capital Markets to provide guidance to Portfolio Management when evaluating refinance options. Track upcoming loan maturities and client's financing needs. Work directly with the Head of Capital Markets to market transactions to 65+ lenders across various lender types (Life Insurance Companies, Banks, CMBS, Agencies, Debt Funds, Other) to best determine all available financing options for a specific transaction and client. Coordinate the loan closing process including the negotiation of loan documents with outside counsel. Facilitate with other divisions of DWS in the closing process, including: (i) Risk Management, (ii) Fund Finance, (iii) Engineering (iv) Asset Management and Portfolio Management and (v) Business Advisory. Help maintain a Pipeline Report which tracks the year's active and closed financings as well as upcoming maturities. Actively oversee loan data maintenance within the Chatham Debt Management Platform. Ensure that the process involving the sourcing, approval, closing, transition, documentation, and reporting of all debt transactions are completed accurately and in a timely manner. Review the need for hedging through derivative products and determine the appropriate derivative instrument and engage in derivative transactions. Assist in producing and sharing quarterly debt capital market interest rate intel with the Portfolio Management and CFO team for use in debt valuations for both secured and unsecured debt. We are looking for: 3 or more years of experience in commercial real estate areas including finance and loan originations. Highly motivated self-starter with the ability to work in a team environment. Excellent quantitative and analytical skills. Experience with Chatham Debt Management, Yardi Financial, Excel. Ability to manage multiple transactions simultaneously and work in a fast-paced environment with limited supervision. Ability to partner with internal groups on debt process including acquisitions, asset management, portfolio management, fund finance, risk management, and engineering. Attend industry conferences such as MBA. The salary range for this position in Chicago is $91,000 to $146,000. Actual salaries may be based on a number of factors including, but not limited to, a candidate's skill set, experience, education, work location and other qualifications. DWS' Hybrid Working model is designed to find the right balance between in-person collaboration and engagement in the office, which is core to our working culture, and working from home.
