General Manager, Residential CommunitiesThis range is provided by The McLellan Company. Your actual pay will be based on your skills and experience "” talk with your recruiter to learn more.Base pay range$135,000.00/yr - $150,000.00/yrThe General Manager of Residential Properties ("GM") is responsible for all operations including leasing and property management, associated with The McLellan Company's ("TMC") multi-family residential properties ("Property") located in Belmont, CA. The GM oversees all Property staff and serves as direct supervisor of the Senior Leasing Manager and Maintenance Workers. The GM works collaboratively with the Vice President of Operations (VP Operations), the President & CEO and TMC staff to ensure that all Property operations are conducted in an efficient, timely and professional manner. In addition to his/her specific responsibilities, the GM supports TMC senior management on specialized tasks and/or projects, as required.The McLellan Company, founded in 1932, is a privately-held real estate investment company. TMC offers an outstanding work environment with competitive benefits, including healthcare, dental, vision and a 401K plan.ResponsibilitiesManagement / OperationsOversight of day-to-day property management including lease administration, reporting, fire/life safety, repair & maintenance, project management, policies & procedures.Direct and oversee maintenance staff and third-party vendors as required.Collaborate with TMC Accounting staff on the implementation and management of property-level accounting and reporting functions including accounts receivable & accounts payable processing, operating expense reconciliations, forecasting & budgeting, aged delinquency, etc.Create, administer and enforce tenant leases, vendor contracts, construction contracts and consulting agreements.Select contractors, vendors & consultants through the competitive bidding process, produce contract documentation.Perform project management of replacement, repair & maintenance projects through project completion.Maintain mission critical contact lists, prepare and deliver best practice documentation for operation of properties.LeasingAdminister apartment leasing program including evaluation of competitive properties & multi-family market, establish rents, conceive & implement marketing strategies, etc.Collaborate with Senior Leasing Manager on marketing & leasing strategies.Establish and facilitate tenant evaluation, application, approval and lease execution process.Monitor lease expirations and renewals and ensure timely action on each.Maintain current and accurate market information on trends, lease rates, tenant amenities, competitive properties, etc.Management Office / GeneralAssist with meetings, calls and video conferences as required.Manage TMC residential leasing offices, tenant amenities and public areas.Maintain daily communication with the Senior Management, Leasing Managers, Accounting and other Company staff.Maintain a friendly, professional relationship with staff, vendors, tenants and applicants.RequirementsA minimum of 10 years management experience in multi-family management & leasing.Experience in renovation/reposition projects a big plus.Available and willing to work on weekend days.Strong oral and written communication skills, excelling in customer service and sales.College Degree Preferred. Major in Real Estate, Accounting, Finance or Business.Strong computer skills - Proficiency in MS Windows applications (Office: Outlook, Teams, Word & Excel) required. Experience with Yardi Systems or similar property management systems highly desirable.Excellent organizational, prioritization and multi-tasking skills.
