The AM's primary responsibility is to maintain the living, structural, and mechanical integrity of all occupied and unoccupied dwellings in strict compliance with the guidance from OPWDD. This includes all owned, leased, rented, and standalone apartments, garages, basements, and storage spaces.ResponsibilitiesThe Area Manager's primary responsibility is to ensure that all real estate properties that make up our DD (Developmental Disabilities) division are maintained. The AM is responsible for overseeing daily maintenance, equipment functionality, supplies, and determining the scheduling of repairs and/or renovations on new/ongoing site projects. In conjunction with overseeing the DD properties, the AM will also manage and oversee The New York Foundling's Commercial Properties.Essential Functions and Responsibilities:The AM will assist with incident reporting, mechanical maintenance, and life safety protocols to maintain a safe, pleasant, and sanitary work environment for all who work and reside in our commercial and residential properties. The AM ensures compliance with all city, state, and government regulatory agencies.Responsible for resolving any summons or violations received by the New York Foundling Hospital. The Area Manager will participate in our annual employee evaluation assessment.Responsible for coordinating 1:1 performance evaluations with each team member under the maintenance team, enlisting feedback on performance as required from Facilities Help Desk and SAM.Works cooperatively with the DD Area Managers and Regional Managers to preserve and adhere to their approved budget.Responsible for ensuring the overall functionality of every dwelling (Home, Apartment, Dorm Room, etc.) that encompasses The New York Foundling's DD divisional footprint. This includes the entire structure, grounds, landscape, hardscape, driveway, parking, and mechanical systems (Boiler, Hot Water, Generator, Pump, and Motor).The AM will be the liaison to all trades, utilities, service providers, and landlords to ensure the dwelling meets the standard of living defined by OPWDD/NYCRR.The AM will assist in the coordination and will serve as one of the liaisons between New York Foundling Hospital, The Developmental Disabilities Division, Area Manager, utility providers, Fire Department, Building Department, State Health Department, OPWDD, and others. The AM will remain knowledgeable of all codes, standards, and practices generated by regulatory agencies having jurisdiction over dwellings, especially OPWDD.Should the dwelling require maintenance, part replacement, or maintenance that exceeds the abilities of the New York Foundling maintenance team and/or exceeds $1,500.00 in value, the AM must contact the appropriate DD area manager responsible for the dwelling to obtain approval to proceed with work. The AM must obtain written approval from DD and ensure all expenses are approved by the Facilities Senior Manager or Facilities Director.Proactively inspect each dwelling regularly and complete comprehensive inspections of each dwelling that makes up the New York Foundling portfolio. During each inspection, the AM will ensure the dwelling is mechanically and structurally sound and that all assets, fixtures, and mechanical equipment within the dwelling remain fully operational, while maintaining compliance with all regulatory agencies. Any deficiencies will be documented electronically using New York Foundling Hospital's approved work order program (Facility4you).Responsible for overseeing all repair and maintenance activity completed within these dwellings to ensure work meets or exceeds industry standards.Salary: $65,000-70,000/YearThe New York Foundling is committed to attracting and retaining a diverse employee population. Proven ability to manage people, processes, and procedures across a wide geographic operating area, currently defined as the Tri-State NY area. Must be able to read blueprints and floor plans.Experience must include proven ability to manage operational budgets.Experience in maintenance and management of high/low pressure boilers, circulator pumps, motors, and high and low voltage systems. Familiarity with various operating systems including but not limited to Work Orders, BMS Building Management, Space Management, Asset Management, Contract Management, Perpetual Inventory, and employee truck stock.Proven ability to achieve and maintain operational excellence in each of our embedded properties, including but not limited to Life Safety Equipment, Boilers, Hot Water Heaters, HVAC, RTU, Generators, Chillers, Cooling Towers, and seasonal maintenance of the grounds, providing a safe user-friendly environment.Demonstrated strong commitment to safety.Education RequiredHigh School / G.E.D.#J-18808-Ljbffr
