Position Summary: The Facility Technician III utilizes appropriate tools and equipment to perform the troubleshooting, repair and maintenance of commercial facilities equipment to include HVAC, Compressors, Pumps, and Electrical Distribution. The Facility Technician III monitors critical building systems, controls software, and life safety operations of the site. The Facility Technician III has the work experience, technical expertise, and aptitude to understand and facilitate all aspects of the buildings infrastructure, systems, regulatory compliance, and maintenance programs to effectively maintain daily operations. Potential duties include, but are not limited to: * Maintain/Repair water piping systems, all plumbing fixtures, and appliances following recognized procedures and techniques of the plumbing trade. * Maintain/repair electrically powered systems and equipment following accepted procedures and techniques of the electrical trade. * Install, maintain, repair, and replace various lock types, including mortise, cylindrical, electronic, and high-security systems, while ensuring proper keying and master key system management in compliance with security policies. * Adhere to applicable Federal, State, and local rules, codes, and regulations. * Maintain/repair HVAC systems/equipment and perform preventive maintenance including condenser, fan coil and AHU cleaning, filter/belt replacement. * Respond to and complete applicable Facilities tickets/requests. * Ensures internal compliance with maintenance, safety and security procedures by following NEC (National Electrical Code), OHSA as well as state and local codes. * To assist and give your input with the annual maintenance plan. * Assist with the installation and maintenance of new equipment involved in a new development or project at the site. * Assist with scheduling of preventative maintenance, contracted maintenance, and general maintenance with minimal disruption of building services. * Maintain equipment lists, maintenance schedules, and operations checklists/procedures as directed. * Maintain records/reports of activities and maintenance/repairs performed as directed. * Maintain inventory of assigned tools/equipment at onside parts. * Perform any other general Facilities maintenance functions. * Perform preventive maintenance on all building equipment. * Perform other job-related duties as assigned by supervisor. Qualifications * Proficiency with Microsoft Office Suite including Access, Outlook, Word, PowerPoint & Excel. * Experience with computer based BMS, CMMS, Controls and or aptitude to adapt to new systems quickly. * Strong organizational and analytical skills; problem solving ability. * Ability to multitask in a fast-paced work environment. * Ability to work in a team-oriented environment, always maintain a positive attitude, and be able to assist the team/department to complete goals. * Ability to operate hand tools appropriate to the application. * Ability to react quickly and appropriately under pressure in emergency situations with a cool head and professionalism. * Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. * Ability to communicate effectively with clients, supervisors and coworkers. * A strong commitment to delivering exceptional customer service and enhancing customer experience. Requirements: * High school diploma/GED required OR equivalent work experience in lieu of. * Five (5) years prior experience required in the performance of Mechanical, Electrical, and Plumbing * Must be 18 years of age. * Requires regular attendance and/or physical presence at the job. * Must have ability to read and interpret documents such as but not limited to safety data sheets (SDS), operating and maintenance instructions and procedure manuals, etc. * Must be able to understand and to carry out instructions furnished in written, oral, or diagram form. Physical Requirements: * Able to meet the physical requirements and essential functions of the role, with or without accommodation, for example, frequent standing and walking, occasional reaching with hands and arms, and occasionally lift and/or move up to 25 pounds unassisted. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. * Requires the ability to move, lift, carry, pull, or push heavy objects or materials. 40% * Requires extensive use of hands (ability to reach over, bend and extend hands) 20% * Reach above and below shoulder height, constant walking, standing in one place for long periods of time, bending, stooping, lifting, kneeling, etc. 80% * Work in varying temperature environments (internal and external parts of the building).
