Role and Responsibilities Travel to customer sites (US, Hawaii, Caribbean) to perform comprehensive facility assessments of major mechanical and plumbing equipment and system operations. Assessments should be documented through notes and photographs. Formulate a high-level report (text and photographs) documenting each system, its life expectancy, and future replacement options keeping construction cost and energy efficiency in mind. Determine condition, remaining useful life, required costs, and remedial measures. Provide technical identification and description of deficiencies ranging from concerns to critical issues. Identify recommendations for correction and describe in sufficient technical detail for future project planning and cost estimating. Prepare Capital Expenditure Plans (CapEx) specific to customer needs (typically 5, 10, or 30 years). Plans include all projects, cost estimates, and timeline for work to be performed. ROI projects should be included in the report where applicable. Conduct a meeting or conference call with MSS PM Division leadership and the customer discussing the mechanical assessment. Work with other MSS Project Managers during the implementation phase of the project to ensure project concept continuity and provide guidance on system selection and estimating. Review equipment submittals from PMs to determine if they conform with the intent of the original investigation. Review scopes of work from PMs to determine if it meets the intent for the original investigation. Assist the Technical Team Manager and other Building System Analysts in the performing of the above and any other duties assigned. Other such duties and responsibilities as assigned by the Company from time to time. Qualifications and Requirements Mechanical Engineering degree, EIT preferred. Understanding of chilled water systems and hydronic heating water systems, to include primary/secondary and variable primary flow systems. Understanding of domestic hot water systems to include non-condensing and condensing equipment, instantaneous heaters, mixing valves and hot water recirculation systems. Understanding of HVAC air distribution systems to include air-handlers, fan coils, ductwork and building pressurization. Understanding of energy cost and estimating Return on Investments (ROI). Must have Technical Writing skills. Must have strong communication skills. Position requires weekly overnight travel (generally 2-3 nights) to facilities across the US, Hawaii, and the Caribbean. Regular and supervisory probation period required, if applicable. Random drug testing is required. Valid driver's license and clean driving record required. Must successfully pass a background check & drug test. Physical Demands Constant sitting, walking short distances, bending, stooping, twisting, reaching above and/or below shoulder, handling/grasping documents or office equipment, clear speaking and adequate hearing sufficient to communicate effectively and respond appropriately in-person and/or on the telephone, vision sufficient to read source materials and computer screen data, repetitive motions for computer equipment use, lift 25 lbs. occasionally, 5-10 lbs. frequently to lift/carry/move objects, files and documents.
