Position Summary & Responsibilities * Incumbent will perform grounds maintenance duties for property under the control of 184 CES. Duties to include mowing, weed eating, edging, removal of grass and weeds from sidewalks and all pavement cracks, maintain flowerbeds and other landscaped areas, apply lawn chemicals and dispose of chemicals in accordance with all label information and pertinent regulations, and perform shrub and tree trimming, and tree removal including stump grinding. Incumbent will maintain clean sidewalks and walkways, replace, repair, and install concrete and asphalt pavement as required, and perform street and parking lot cleaning duties utilizing street and parking lot cleaning equipment. Incumbent will repair or replace pavement backer rod and sealants and install parking space designation signage. Incumbent duties also include providing facilities with ice melt, ice melt storage containers, and hand spreaders. Incumbent is an active member of the Snow Removal Team and will operate snow removal equipment such as vehicle attached snowplows, bob cats, salt and sand spreaders, brine solution production and application, and shovels. The maintenance and winterization of all grounds and snow removal equipment will be performed by the incumbent and to include cleaning of mowers, mower blade sharpening, weed eater cleaning and line replacement, edger sharpening and blade replacement, snowplow mechanisms, and Toro Workman periodic maintenance. Incumbent will maintain and repair concrete courtyard walls, wood and chain link fencing and brick pavers. Paint all types of facility interior and exterior structures, man doors, overhead doors, hangar doors, access hatches, walls, and miscellaneous exterior located CE equipment such as lighting poles, bollards, and cabinets. Incumbent will maintain lawn irrigation systems to include removal, repair, and installation as required. Tools and equipment used by Incumbent may include bow saws, rakes, shovels, pruning shears, chain saws, hack saws, and bob cat attachments. Create bills of material to procure materials and supplies in association with grounds maintenance. * Incumbent will be required to perform custodial duties to include trash pickup, total floor care, dusting, window cleaning, custodial equipment repair, and general cleaning of common areas of facilities under the control of 184 CES. Incumbent will be required to maintain clean/sanitary conditions in bathrooms, common areas, and other areas as directed by the supervisor. Tools and equipment the Incumbent may use for the required job functions include various types of vacuums, powered scrubbers, carpet cleaners, and assorted chemical application devices. * Assist Operations Management Office with various assigned programs and additional duties. Incumbent will procure materials and supplies as needed to complete maintenance and repair work orders generated by Production/Work Control, Civil Engineering, or Facility Manager. Ensures materials are received and stored as appropriate, assuring segregation of state and federally procured materials, the safeguarding and protection of the materials until issued to Civil Engineering craftsmen. Incumbent also ensures segregation by work order, assurance that a viable system exits to prevent migration of work order materials and timely and systematic notification of Production/Work Control when work orders are material complete * Assist Operations Management Office with various assigned programs and additional duties. Incumbent will answer the phone, emails, able to multi-task, direct and answer questions, tool and material issue as well as handle situations according to set processes and procedures. Process material lists for supplies and materials and assign to appropriate work orders and/or shop stock. Assist with maintaining and operating (inputting data on) various spread sheets, checklists and computer programs such as iEMS, filing updated floor plans, real property installed equipment (RPIE) etc. Incumbent will assist with HAZMAT Program maintenance * Assist and perform Spot Inspections (Vehicle, Safety, Inventory and HAZMAT). Assist all other trades on an "as needed" basis and perform other assigned tasks as directed to ensure mission success. * Incumbent will be required to use computer systems to send and receive work related emails, input bi-weekly time data, request quotes for parts or supplies, and complete local computer-based training. * One of the major conditions of state employment is the requirement to work the number of hours per day and the number of days per week specified for the position. Always wear PPE when required. * Contact is made frequently with Commanders, Engineers, venders, base customers, A-E Design Firms, base review agencies such as fire, safety and Environmental to plan, coordinate, and advise on work efforts, interpret guidelines, instructions and work requests. Contact will be made with peers to elicit opinions, give guidance, and resolve common problems. Contact is made with customers to determine overall nature of problems and for quality assurance purposes when projects are complete. Requires written and oral communication skills * Incumbent will encounter chemical, thermal, mechanical, and other hazards. Heights up to 85 ft could also be encountered. Exposure to elements likely during severe weather - hot and cold. * Incumbent must have the knowledge on safe operation of all National Guard specialized equipment to include Skid loader, man lift, forklift, dump truck, street sweeper, snow blower, lawn equipment, electrical multimeter, Toros and Gators. Qualifications: * Education: General Licensing & Certification: * Special or Professional Desire: Kansas Driver's License required. Minimum Qualifications: * Some/any Building Trades training/experience, and some custodial experience. * One (1) year experience and/or training in grounds maintenance, facility maintenance and repair, and custodial work including operating commercial lawn equipment and custodial equipment. Special Knowledge and skills and regulations: * Incumbent must specialize knowledge, experience, and ability to work in building trades and grounds maintenance, especially operating commercial lawn equipment, snow and ice removal equipment, and be knowledgeable in custodial practices. * Working Knowledge of applicable OSHA and Air Force regulations and building codes * State Human Resource and base personnel policies and procedures Special Qualifications & Post-Offer, Pre-employment Requirements: * Normal color vision IAW AFR 160-43 or its replacement is mandatory. Must be able to work at heights up to 85 feet, lift objects weighing 50 pounds, and work in strenuous body positions.
