Apply Job Type Full-time Description Job Description Bode is looking for a Maintenance technician for a portfolio of apartments on Capitol Hill. We are seeking a sharp, creative employee with strong social and organization skills that will connect with residents. The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. They will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer-service focused, possess a sense of urgency, and be responsive to resident and team member needs. We are a small company that values our employees and want someone who will work hard to maintain the property. The Maintenance team plays a big role in the success of each of our communities. They are excellent at getting the repairs done no matter how big or small. They can assess the work to be done in a make-ready unit or handle a work order with ease. Maintenance has a sharp eye for details and knows how to be proactive when handling preventative work. They can problem solve, think on their feet, and provide excellent service. Each day is different, offering the ability to prioritize tasks, be creative and use the initiative to problem solve. Each residents' needs are different, and our maintenance superstars are there to make every member of our community feel appreciated. Essential Duties and Responsibilities Core duties and responsibilities include the following. Other duties may be assigned. * Performs maintenance duties including work orders and preventative maintenance activities with minimal supervision * Maintains property consistent with company policies and procedures * Compiles and completes necessary paperwork in a timely and accurate manner to document and track maintenance activities * Ensures apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance repairs as necessary * Maintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, mopping, pressure washing breezeways and commons areas, and performing general cleaning as needed * Repairs minor problems with buildings and foundations, including ceilings, walls, floors, basements, and all mechanical contents of the building * Assists with unit turns, move outs, apartment inspections, and work orders * Applies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical, and any other related setups to perform maintenance, preventative maintenance, and/or repairs * Complies with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC * Attends and participates in company safety meetings and required trainings and other safety related laws * Reports accidents, incidents, and injuries promptly * Reports known safety hazards, equipment, and customer concerns * Responds quickly to emergency situations during work hours and on-call, afterhours, emergency coverage * Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs * Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies * Maintains high levels of customer service for prospects, residents, vendors, and associates * Turns vacant apartments in the fastest, most cost-effective way, while maintaining quality workmanship * Completes work orders in the fastest and most cost-effective way, while maintaining quality workmanship * Completes work in a workmanlike, professional manner at all times * Schedules vendors * Tracks and maintain supplies * Obtains bids from outside vendors * Ensures unit turn maintenance is completed per the turn sheet * Reviews completed work orders to ensure full completion * Continuously inspects property or properties for curb appeal, cleanliness and maintenance needs * Proactively enters work orders when needed * Addresses seasonal property needs * Plans and conducts periodic inspections of all units and create follow up plans to address findings * Remains familiar with all water, gas and electrical shutoff locations * Ensures fire safety equipment is inspected and as needed * Maintains and secures all property-owned and leased equipment, tools, materials and supplies * Ensures all work is performed safely * Other duties and projects as assigned Requirements Job Type: Full-time Pay: $24-26 Benefits * 401(k) Retirement plan * Dental insurance * Vision insurance * Health insurance * Paid time off Salary Description $24 - $26 DOE
