Macdonald & Company is seeking a highly motivated and detail-oriented Senior Investment Associate to join a dynamic real estate investment, management, and development firm. The Senior Investment Associate will play a critical role in supporting the senior leadership team by creating and maintaining detailed financial models for the company's development pipeline, strategic investments, leasing opportunities, and real estate funds, including private equity partnerships and Opportunity Zone investment funds. Responsibilities and Duties: Financial & Feasibility Analysis: Create financial and feasibility models for all phases of property investment, financing, development, and fundraising. Source project-level and market-level assumptions for pro forma models, ensuring assumptions align with current market conditions. Model Maintenance & Enhancement: Maintain and enhance real estate development and investment financial models. Provide coaching and feedback to junior analysts to ensure accuracy and consistency. Portfolio and Fund Modeling: Construct and maintain portfolio roll-up and fund models. Develop detailed waterfall projections to forecast ROI and distributions to investors. Acquisitions & Dispositions: Evaluate, underwrite, and execute real estate acquisitions and dispositions. Assist with investment memoranda and present analysis to the team. Support capital strategy analysis, including equity and debt capital raise activities from inception through close. Collaborate with the Capital Markets team in structuring fund capital raises and preparing investor and partner presentations. Reporting & Workflow Management: Oversee the preparation of ad hoc partner-level reports and analyses. Continuously evaluate assumptions, materials, and workflow processes to improve team performance and productivity. Knowledge and Skills: Strong analytical skills with the ability to critically evaluate the fiscal aspects of commercial real estate assets. Ability to thrive in a fast-paced, deadline-driven environment while managing multiple tasks. Advanced proficiency in Excel-based financial modeling and real estate investment analysis. Excellent communication skills and the ability to support and defend underwriting assumptions. Team-oriented with experience providing oversight to junior analysts and collaborating across departments. Education and Experience: Bachelor's Degree, preferably in finance, business administration, or related field. Minimum of 3 years of relevant experience in acquisitions, development, investment banking, or underwriting. Proven organizational skills with exceptional attention to detail. Familiarity with PowerPoint, Yardi, and market research platforms. Experience interacting with brokers and market research communities. Strong understanding of financial concepts, real estate acquisition/development return metrics, and multifamily/office investment fundamentals.
