Maintenance Technician 3 Classification: Exempt Salary Grade: Pay Grade 2 Reports to: Director of Facilities Date: December 2024 JOB DESCRIPTION Summary/Objective: We are seeking a highly skilled Maintenance Technician to join our team. The ideal candidate will demonstrate leadership, integrity, maturity, professionalism, and problem-solving skills. In this role, you will be responsible for ensuring the smooth operation of our facilities and equipment. Your duties will include performing regular maintenance checks, troubleshooting and repairing any issues, and keeping detailed records of all maintenance activities. Excellent communication and coordination abilities are essential. Your work will be critical to ensuring the safety and comfort of our employees and clients. Performance Objectives: This position performs work under the direction of the Director of Facilities. Primary expertise shall include maintenance and repair related to all aspects of bank facilities and areas. This position also requires basic knowledge and/or experience regarding HVAC, electrical, and plumbing systems. This position should be proficient in a variety of basic skills/trades including carpentry, plumbing, electrical, mechanical and general construction. This position ensures that buildings are maintained in proper operating condition and may require the Maintenance Technician to work during non-operating days and times as required to always maintain Maintenance Coverage. Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. * Perform regular maintenance checks on all equipment and facilities. * Troubleshoot and repair any issues that arise. * Maintains and completes detailed records of all maintenance activities (utilize CMMS maintenance software provided). * Ensure compliance with all safety regulations and protocols. * Coordinate with and assist additional trades required to perform specialized and emergency repairs including but not limited to HVAC, Plumbing, Electrical and Roofing. * Consistently makes proper decisions and ensures that work is performed in accordance with project expectations / guidelines and that work is completed with a high degree of efficiency. * Performs inspections (rounds) and general maintenance on all mechanical equipment such as: heating equipment, ventilation units, air conditioning units, electrical equipment, and similar facility/location systems. * Knowledge and experience regarding essential tools, equipment, vehicles, materials, proper work methods and hazards of the trade. Such tools/equipment may include, but are not limited to: power saws, sanders, drills, light and heavy trucks and various hand tools. * Performs a variety of maintenance and mechanical work including equipment troubleshooting, installations, adjustment, repairs and ongoing maintenance. Such work may include, but is not limited to: HVAC, plumbing, electrical, general mechanical and roofing. * Repairs and maintains faucets, drinking fountains, water and gas valves, restroom fixtures/plumbing, water supply lines, drain lines, and similar plumbing systems. * Completes small scale construction, basic installations, maintenance and repairs of furniture, cabinets, and counters, walls, ceiling systems, windows and doors. Installs, maintains and repairs various flooring systems such as carpet, tile, linoleum and wood. * Completes basic electrical work including inspection, installation and maintenance of locations lighting systems. * Maintains and repairs roofing systems, rain gutters, drains and other components of the building. * Maintains physical conditions appropriate to the performance of assigned duties and responsibilities. * Maintains a functional awareness of typical hazards of the workplace as well as special hazards that may be encountered; follows established procedures for dealing with such potential hazards, promptly reporting all accidents or injuries to their supervisor. * Responds to emergency calls from all locations. Other Duties: * Assist management with maintenance/trades related Vendor evaluation and management. * Collaborate with other departments to identify and address maintenance needs. Readiness to respond positively to instructions and procedures. Supervisory Responsibility: Manage, mentor and train Maintenance Technician 1 & 2 on staff. Work Environment: This job operates in a professional office environment. This role routinely requires the employee to work in areas occupied by professional staff. Emergency situations can involve work outside in all weather conditions. Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. * While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee must occasionally lift or move up to 50 pounds or more with assistance and climb stairs/ramps for access to rooftop and basement areas. Vision abilities required by the job include close and distance vision, color, peripheral, depth vision, and the ability to adjust focus. Must have the ability to travel independently to all Bank facilities for routine inspections and maintenance as well as in emergency situations. Position Type/Expected Work Hours: Community Bank has adopted a 40-hour work week. Some flexibility in hours is necessary based on the location assignments, but the employee must be available during the "core" work hours of 8:00 a.m. to 5 p.m. Monday through Friday and must work at least 37.5 hours each week to maintain full-time status. After hours emergency response is a requirement of this position. Travel: Travel for this position is required to all locations, under all types of conditions, on a regular basis. Required Education and Experience: * High school diploma or equivalent. * 10+ years of experience in maintenance or a related field. * Strong knowledge of electrical, plumbing, and HVAC systems. * Ability to read and interpret technical manuals and schematics. * Experience using CMMS software to track Work Orders and Document PM's. * Excellent problem-solving and communication skills. Preferred Education and Experience: * Certification in a relevant field (e.g. HVAC, electrical, plumbing). * Experience working in a banking or financial services environment. * Experience with building automation systems (BAS). Additional Eligibility Qualifications: * As a Maintenance professional, you will use your strong technical skills to perform regular maintenance checks, troubleshoot and repair any issues that arise, and keep detailed records of all maintenance activities. You will also use your excellent problem-solving and communication skills to collaborate with other departments to identify and address maintenance needs. Your knowledge of electrical, plumbing, and HVAC systems will be critical to ensuring the safety and comfort of our employees and customers. Additionally, your experience with building automation systems (BAS) and certification in a relevant field will be highly valued.
