Job Title: Multi-Site Maintenance SupervisorReports To: Property ManagerProperty Details: The Fort at the Railyard is a 253-unit multifamily tax credit development with a Pet Park, Pet Wash, Community Lounge with Game Room, 24/7 Fitness Studio, Secure Access Community, Elevators, and a Call Box Entrance for Guests. If you are tenacious, honest, forward thinking, and believe we are strongest when we work together then TWG is the place for you!Purpose of Position: The Maintenance Supervisor will manage maintenance requests and janitorial operations of the two apartment complexes. The Maintenance Technician is responsible for general upkeep of the apartment communities, maintaining positive relations with residents and working in the direction of company goals.Essential Duties and Qualifications:Inspect and assist with schedule and completion of vacant apartmentsIdentify, schedule, and execute preventative maintenance programAssist maintenance technicians/trainees with daily tasksGeneral repairs, plumbing, electrical, appliance, and elevator maintenance when applicableConduct Property Inspections (Annually and Quarterly)Manages and maintains all inventory at both sitesSteps into a technician role when needed or when a technician is absentMake Ready Process: Painting, carpet repair and carpet cleaningSnow removal and upkeep of groundsAssuring all work orders are completed in a timely manner (24 hours for emergency and 48-72 hours for general work orders)Assuring all unit turns are being completed in a timely manner (within 5-7 days)Expense control and staying within the budgetary restraintsOn call scheduling and monitoringAttend scheduled meetings with Property Manager and Regional Manager and communicate any required information to supervised staffCommunicates with the Property Manager of all property related issues including deferred maintenance itemsTimely reporting of incidents that include property loss or work-related injuriesEssential QualificationsPrevious experience in property maintenance is requiredMust have a valid driver’s license, reliable transportation, and pass a criminal background checkHVAC & EPA Certifications are preferredMore advanced skills to efficiently and effectively troubleshoot from a remote locationUnderstands how to read and follow budgetsProficiency and communication skills to deliver excellent customer serviceStrong computer skills (Microsoft, Excel and Word)Must be comfortable using a computer and a SmartphoneDisclaimer: TWG participates in the federal government’s E-Verify program, which confirms employment authorization of all newly hired employees and most existing employees through an electronic database maintained by the Social Security Administration and Department of Homeland Security.
