Plans, coordinates, reviews, and schedules preventative maintenance to building automation systems. Supervises Building Automation Technicians and others. Performs other duties as assigned. EXAMPLES OF DUTIES: Supervises building automation system maintenance services. Assigns, reviews, and coordinates the work of building automation technicians and others. Trains and supervises the training of new and current employees. Performs field inspections of school and office sites. Ensures that work is performed in accordance with established standards, procedures, and schedules. Monitors and ensures the proper comfort level of buildings for students, staff, and administrators. Establishes work schedules. Prioritizes, reviews, and evaluates work order requests. Deploys employees after regular business hours as required. Responds to emergency building events. Meets with school and office administrators and staff, PTA members, and others regarding building automation issues. Prepares and reviews various documents including payroll reports, absenteeism records, employee requisitions, action requests, and separation forms. Reviews and approves requisitions for supplies. Purchases items. Monitors accounts and requests additional funds when needed. Maintains files and prepares reports. Performs other duties as assigned. MINIMUM QUALIFICATIONS: Education, Training and Experience: Possession of a high school diploma or an appropriate equivalent, plus five years of experience in building maintenance, or a related field, three years of which were as a supervisor, lead worker, or equivalent. Completion of a formal training program in any of the following building automation systems is preferred: Siemens, Johnson, Honeywell, and Schneider Electric. Licenses and Certificates: Possession of a valid class C Maryland driver's license or an equivalent is required. Knowledge, Skills, and Abilities: Thorough knowledge of the methods, practices, materials, supplies, and equipment used in the operation, repair, and maintenance of building automation systems. Knowledge of HVAC systems and equipment. Knowledge of direct digital control (DDC) and building automation systems (BAS). Knowledge of personal computers and office software applications. Knowledge of building maintenance. Knowledge of blueprints and construction documents. Skill in the operation, repair, programming, and maintenance of HVAC, BAS, and/or DDC systems. Skill in leading or supervising others in the provision of building automation system maintenance services. Skill in performing minor building maintenance functions. Skill in operating HVAC systems. Skill in maintaining records. Skill in training employees. Skill in the operation of personal computers and software. Ability to establish and maintain effective working relationships. Ability to maintain confidential information. PHYSICAL AND ENVIRONMENTAL CONDITIONS: The duties of this class require travel to and the inspection of work sites throughout Baltimore County. CONDITIONS OF EMPLOYMENT: Persons appointed to this class are required to work during emergency events, subject to call to duty, and may be required to work beyond their normally scheduled hours with little or no advanced notice.
