Maintains cash flow project expenses and quarterly costs in accordance with organizational goals * Schedules:Develops and maintains project schedules and executes activity within the appropriate time frames * Supervises:Helps select capable professionals to provide quality studies, surveys, base data, and evaluations related to land development activities as needed within established budgetary guidelines * Identifies site constrictions:Identifies areas of bad soil, fill, swamp, etc., that are difficult for construction in planning stages for cost-effective planning and development * Manages: Helps develop a well-designed, landscaped, competitive product/community in a timely fashion according to the development schedule for the property. Arrange for the proper people to be included in the necessary meetings to provide input to achieve a successful product/community design * Coordinates with planning:Ensures the planning and site development division provides input to help coordinate product design and site plan design * Documents:Ensures that graphics and documents necessary for site plan approval are prepared in a well-coordinated, complete, and timely manner which maintains the intended use and density as proposed by the company in order to stay within projected development (unit per acre) costs * Maintains control over payments: Assists in controlling and approving billing invoices and determines if site plan activities are falling within proposed budgetary guidelines * Liaison to government agencies and community:As liaison to the community and other agencies, provides necessary site development permits in a timely fashion so as not to delay construction per the proposed schedule for the project * Permits: Obtains all necessary permits to conduct land development operations * Schedules utility construction and line utilities: Schedules utility construction to take place in a timely fashion so as not to delay site development or construction, barring any problems or delays in site development due to construction or weather * Processes change orders:Communicates any changes that may be necessary and works with the community in accepting these changes in a timely fashion so as not to delay construction * Scopes of work: Develop scopes of work for civil and all land development ancillary actions (landscape, hardscape, etc.) * Bidding work: Assist in bidding entitlement services, civil work, landscape, irrigation, and hardscape. Negotiate civil, landscape, irrigation, hardscape, and amenity bids. Prepares contract documents for civil, landscape, irrigation, hardscape, and amenities related to land development * Quality Control: Provides quality control to all plan-related documents * Due Diligence: Assists acquisition team on due diligence for future land purchases * The above statements are intended to describe the general nature and level of work being performed. They are not intended to be an exhaustive list of all duties, responsibilities, and skills WHAT YOU BRING: * Two years in land development and entitlement planning in the residential home-building industry * Bachelor's degree in Civil Engineering, Business Accounting, or Construction Management. * Proven experience in land development management, including site selection, due diligence, entitlements, and construction oversight * Excellent project management skills with the ability to multitask and prioritize in a fast-paced environment * Strong analytical and problem-solving abilities to address complex development challenges effectively * Effective organizational, communication, and leadership skills * Computer proficiency * Detail-oriented with a strong sense of urgency PHYSICAL REQUIREMENTS: * General sedentary work requiring the use of office equipment such as computers, copiers, printers, scanners and telephones * The ability to lift, carry, push and pull 20/60/100 pounds regularly * The ability to move safely over uneven terrain. * The ability to bend, squat, climb stairs and lift frequently * Continuous walking, standing and moving about * Repetitive movement of hands, arms and legs * Works in various outdoor weather conditions We are an Equal Opportunity Employer and a Drug-Free Workplace Employer.
