Essential Job Duties * Identifies and corrects building problems by performing carpentry, simple plumbing, and painting to maintain buildings and equipment in safe condition. * Replaces or updates inoperable or old building materials and appliances (smoke alarms, shelves, light fixtures, filter systems, etc.). * Inspects all facilities (e.g., buildings, houses, etc.) and any work of vendors to determine the condition of facilities, safe equipment operation, quality and safety of work, and scheduled maintenance. * Documents work and purchase orders, as well as bids and materials lists, to account for materials purchased and time spent in work completion. * Orders and stocks building supplies and air filters. Ensures supply availability for assigned projects, scheduled maintenance, and emergency responses. * Obtains telephone and/or written estimates and materials quotes needs for jobs concerning building maintenance and repair. * Communicates effectively, both orally and in writing, with supervisors regarding campus building/equipment condition and maintenance/repair schedules. This includes general troubleshooting with Director of Facilities Management, or designee, regarding removal, relocation, repair of receptacles, lights, etc.) for the purpose of restoring operation of non-functioning equipment. * Paints various structures and equipment (e.g. walls, doors and restroom facilities, etc.) to preserve and maintain the physical appearance of the campuses. * Prepares reports of inspections and labor/materials estimates to apprise supervisor of property conditions, as well as equipment and materials needed for necessary repairs. * Removes blockages to restroom and kitchen facilities to recover flow and drainage of wastewater. * Evaluates current facilities conditions and recommends building modifications to supervisor. * Plans and schedules preventive maintenance and corrective action to ensure effective operating conditions of the campuses. * Evaluates emergency lighting needs and equipment, keeping them in state code compliance. * Oversees both vendors and contractors to determine that work is correctly performed in a timely manner, using appropriate materials and procedures to meet state requirements. * Move office furniture, filling cabinets, shelves, tables, chairs, etc. as need for relocating offices, preparing for events, etc. * Other facilities maintenance duties as assigned. Other Job Duties Required Qualifications High school diploma or GED equivalent and three (3) years experience related to facilities maintenance in a commercial or institutional setting (e.g. electrical, carpentry, plumbing, etc.) is required. An appropriate level of education or technical training in a field related to building maintenance through a recognized trade union, technical school or equivalent or accredited college or university may be substituted for required experience. Preferred Qualifications Preference will be given to candidates possessing certifications in the areas of electricity, carpentry, and HVAC systems.
