DescriptionHousing Kitsap is committed to providing affordable housing and building connections within our community throughout Kitsap County. We are looking for a talented and motivated Maintenance Technician to join our team. Positions are structured around the needs and of the property and maintenance program.Our Maintenance Technicians maintain the physical condition of our properties inside and out in a team or individual environment. This position includes preventative maintenance, emergency support for residents, routine inspections, and preparing units for new occupancy Work requires the safe and efficient operation of hand and power equipment, problem solving, attention to detail, ability to trouble shoot, and effective time management. Tasks include HVAC, carpentry, electrical and plumbing trades.Duties include working with the public, residents, and coworkers in a respectful and courteous manner.RequirementsEssential Functions Complete assigned properties work orders in a timely manner; work orders are predominantly completed in resident occupied units.Prepare vacated units back to rent-ready condition which include but is not limited to cleaning fixtures, repairing sheetrock, painting, re-keying locks and repair woodwork, cabinets, or doors;Complete assigned property work orders in a timely manner; work orders are predominantly completed in resident occupied units.Unit turn over and work orders could consist of the following tasks:Create of scope of work in conjunction with Maintenance Coordinator for each vacant unit.Perform basic carpentry tasks that require both rough carpentry and finish work, such as repairing sheetrock, building walls, installing shelves and cabinets, hanging doors and installing counters;Perform basic electrical tasks such as installing or replacing outlets, light ballasts, light fixtures, and electrical switches;Perform basic plumbing work such as clearing drains, replacing faucets and valves, installing sinks, repairing leaks;Perform basic HVAC maintenance and repair functions such as programming thermostats, lubing motors, replacing belts and filters;Monitor supplies and inventory; research vendors cost and budget to purchase supplies and materials.Daily and monthly maintenance of the property grounds;Follow HK's procurement policy and state/federal regulations regarding the procurement of goods and services for the assigned property.Keep track of and turn in all purchase receipts to the Site Manager on a weekly basis for processing;Participate in the on-call maintenance schedule;Run errands as needed; pick up supplies and deliver materials to worksites;Perform detailed routine procedures accurately under pressure with interruptions;Perform other duties as assigned.Minimum QualificationsHigh school diploma or equivalent required.Maintain consistent and reliable attendance.Excellent written, verbal and listening communication skills.Possession of, or the ability to obtain and maintain throughout employment, a valid Washington State driver's license with fully insurable driving record and current auto insurance.Ability to pass a criminal background check for positions where the employee will or may have unsupervised access to children, developmentally delayed persons or vulnerable adults. The employer will need to obtain the proper background and criminal history information pursuant to RCW 43.43.830/832.Preferred QualificationsThree years or more of building maintenance and repair including HVAC, carpentry, plumbing, electrical trades and custodial work as required by the property; Materials, methods, procedures and techniques commonly used in the operation of equipment or maintenance and repair tasks related to the division assigned; Hazards and required safety precaution training for required work.
