Job Title: Lead Maintenance TechnicianLocation: 700 Unit High Rise, Washington DC (Anacostia)Job Type: Full Time, On-siteCompensation and BenefitsBase Salary: $70K-80K commensurate with experienceHealth InsurancePTO and Holiday PayPosition Summary:We are seeking a skilled and experienced Lead Maintenance Technician to assist in the maintenance, repair, and efficient operation of a 700-unit high-rise apartment building. The ideal candidate will be responsible for ensuring that all building systems and equipment function optimally, providing residents with a safe, comfortable, and well-maintained living environment. This role involves performing regular inspections, troubleshooting issues, and executing repairs across various systems, including HVAC, plumbing, electrical, and more.Key Responsibilities:Included but not limited to:System Operation & Maintenance: Oversee the daily operation and maintenance of the building's mechanical, electrical, plumbing, and HVAC systems.Preventive Maintenance: Conduct routine preventive maintenance on all building systems to prevent breakdowns and ensure longevity.Repairs: Diagnose and repair issues in residential units and common areas, including HVAC, plumbing, electrical systems, and general building infrastructure. Report any repair problems that cannot be fixed during the workday to the Building Engineer and Property Manager.Safety Compliance: Ensure all building operations comply with local, state, and federal safety regulations, including building codes and environmental standards. Keep shop and storage areas in neat and well-organizedEmergency Response: Respond promptly to building emergencies, including system failures, power outages, and other urgent maintenance needs. Report all acts of vandalism, destruction of property, and suspicious persons observed within the community to the Property Manager or other designated leader.Vendor Management: Coordinate with external contractors and vendors for specialized maintenance, repairs, and inspections.Resident Interaction: Address maintenance requests from residents promptly and professionally, ensuring high levels of satisfaction.Documentation: Maintain accurate records of maintenance activities, repairs, inspections, and safety checks.Perform general clean-up of the apartment community on an "overload"Complete apartment turns as needed Qualifications:Experience: Minimum of 2 years of experience as a Maintenance Tech or in a related role, preferably in a high-rise residential or commercial environment.Technical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems specific to high-rise buildings.Certifications: Relevant certifications such as HVAC, EPA, or building systems engineering are preferred.Problem-Solving: Ability to diagnose and resolve complex building system issues effectively and efficiently.Communication: Strong verbal and written communication skills for interacting with residents, vendors, and management.Physical Requirements: Ability to lift heavy objects (up to 50 lbs), work in confined spaces, and climb ladders as required for maintenance tasks. Ability stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl. Availability: Must be available for on-call emergencies, including nights, weekends, and holidays as needed.
