Job Title: Maintenance TechnicianLocation: 700 Unit High Rise, Washington DC (Anacostia)Job Type: Full Time, On-siteCompensation and BenefitsBase Salary: $50K-55K commensurate with experienceHealth InsurancePTO and Holiday PayPosition Summary:We are seeking skilled and experienced Maintenance Technicians to assist in the maintenance, repair, and efficient operation of a 700-unit high-rise apartment building. The Maintenance Technician's primary duty is to perform repairs and conduct preventative maintenance throughout the building.Key Responsibilities:Included but not limited to:Responds to all assigned maintenance work orders during the regular day, giving priority to any emergencyResolves all maintenance problems that arise during the workReports to the Maintenance Lead, Building Engineer or Property Manager any repair problems that cannot be fixed during the workCompletes regularly scheduled maintenance activities as assigned by the Maintenance Director.Performs general clean-up of the apartment community on an "overload"Reports all acts of vandalism, destruction of property, and suspicious persons observed within the community to the Property Manager or other designatedIs available for duty on a rotational basis for after-hours emergencyAssists in maintaining all electrical, plumbing, appliances, and mechanicalFollows dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at allKeeps shop and storage areas in neat and well-organizedProvides high-quality customer service when interacting withCompletes grounds work as directed by supervisor, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and otherAssists in monitoring all work being performed by outside contractors.Monitors and maintains all building systems asAssures safety standards are used which comply with all company, local, City, State, and FederalEnsures compliance of all work-related activities in a fair, ethical, and consistentOther duties as assignedPerforming tasks that may require bending, stooping, or reaching, such as checking under desks or inspecting areas that are difficult to accessQualifications:Experience: Minimum of 1 year of experience as a Maintenance Tech or in a related role, preferably in a high-rise residential or commercial environment preferredTechnical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems specific to high-rise buildings.Certifications: Relevant certifications such as HVAC, EPA, or building systems engineering are preferred.Problem-Solving: Ability to diagnose and resolve complex building system issues effectively and efficiently.Communication: Strong verbal and written communication skills for interacting with residents, vendors, and management.Availability: Must be available for on-call emergencies, including nights, weekends, and holidays as neededPhysical Requirements: Ability to lift heavy objects (up to 50 lbs), work in confined spaces, and climb ladders as required for maintenance tasks. Ability stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.
