Maintenance Technician

Maintenance Technician (Commercial Office) Direct Hire; $28 - $32 p/hr plus bonus potential Louisville, KY 40202 First shift: M-F 7:30am - 4:00pm Job Duties and Responsibilities • Perform preventive maintenance duties, including changing filters, grease motors, inspecting/adjusting belts, and annual inspections as directed by manufacturers. • Monitor and maintain optimum performance of all building systems. • Oversee activities of contractors, vendor personnel and suppliers and ensure adherence to contract specifications and building standards. • Serve as liaison with building tenants in the resolution of day-to-day operational issues. • Maintain chillers, pumps, air handlers, fan powered boxes etc. to the best of your knowledge. • Update work orders at the beginning of the day in Angus Anywhere. • Maintain and enhance the value, operating efficiency, and the physical appearance of the property. • Assure all equipment is operated and maintained within the manufacturer's specifications. • Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards. • Build and maintain effective communications and relationships with the Property Management Staff, tenants, vendors and peers. • Overall communication style must be proactive as well as responsive and service oriented. • Take initiative on problems and special needs of the property or tenants. • Must be able to handle multiple projects, changing priorities when needed. • Document and report activities. • Respond immediately to emergency situations and customer concerns. PREFERRED POSITION REQUIREMENTS • High School Diploma or G.E.D. • Microsoft Outlook knowledge preferred. • Oral and written communication skills. • Strong customer service orientation. • Communicates by telephone, text, e-mail, and in-person. • May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments). • On call duties as needed. • Must have an understanding of electrical, plumbing and HVAC.
