For more information about the Tribe, visit JOB DESCRIPTION SUMMARY Working under the direct supervision of the Director of Economic Development, the Economic Development Project Manager will support initiatives aimed at enhancing the economic viability of the Tribe through strategic planning, project execution, and stakeholder engagement. The ideal candidate will have a strong background in financial analysis, project management, asset management, market research, property management, and experience with land negotiations, coupled with a commitment to tribal values and sustainable community growth. ESSENTIAL DUTIES AND RESPONSIBILITIES * Analyze the financial feasibility and perform extensive financial modeling of economic development opportunities including, but not limited to, land leases with real estate development partners, acquisition of stabilized and value-add real estate assets, ground-up development, and other alternative investments that align with the Tribe's strategic initiatives. * Prepare written reports and slide decks providing background on a specific economic development opportunity, a summary of the analysis performed, and a recommendation, to be presented to senior staff, Tribal Council, and Tribal Members. * Oversee the planning, implementation, and evaluation of approved economic development projects ensuring qualitative and quantitative objectives are achieved. * Assist the Senior Tribal Real Estate Manager with (i) land purchase and sale negotiations with developers and/or homebuilders, ensuring favorable terms for the Tribe and (ii) management of Tribal income-producing properties including, but not limited to, property management and administration of leases between the Tribe and tenants, homeowners, and real estate developers/homebuilders. * Provide periodic written and/or oral updates on economic development active projects and initiatives, facilitating department communication and securing buy-in with stakeholders. * Manage consultant contracts including determining scope of work, developing budget, and establishing a timeline for delivery of goods and/or services. Qualifications EDUCATION and/or EXPERIENCE * Bachelor's degree in Finance, Economics, Business Administration, or a related field; Master's degree preferred. * Minimum of 8 years of experience in project finance, real estate development, asset management, private equity, or economic development. * Strong project management skills, with experience in leading cross-functional teams. * Proven ability to analyze complex financial data and create actionable plans. * Experience in land purchase and sale negotiations with developers and homebuilders. * Excellent communication and interpersonal skills, with the ability to build relationships with Tribal Council, Tribal Members, Senior Leadership, internal departments, and with external partners. * Familiarity with Tribal governance and economic development principles preferred. * Advanced Excel and PowerPoint skills, with proficiency in other Microsoft Office applications SUPERVISORY RESPONSIBILITIES N/A ACCESS TO SENSITIVE AREAS AND INFORMATION Department Files Confidential and sensitive information SIGNATORY ABILITY HR Related Forms WORKING CONDITIONS/PHYSICAL DEMANDS To perform this job successfully, the individual must be able to stand, move and work throughout the office area and properties, including walking up to 1 ½ mile, climbing stairs and sitting at a desk/work station for the duration of the shift. Also, may be subjected to a smoke-filled environment. Typically, the individual will be housed in an office environment but may occasionally be exposed to outside weather conditions. The noise level in the work environment is usually moderate. Reasonable accommodation may be made to enable individuals with disabilities to perform essential functions. Must be able to grasp, bend, lift and/or carry or otherwise move goods weighing a minimum of 25 lbs. on an intermittent basis, and sufficient dexterity of hand in order to use office equipment including, but not limited to: a computer keyboard, calculator, general office equipment and multi-line telephone. Must be able to perform field inspections of Tribal assets, visit on and off-Reservation target acquisitions and/or investments, and work in the heat for short periods of time.
