Performs a variety of preventive maintenance duties, repairs, alterations and modifications of buildings, equipment and systems in assigned area. Works independently as assigned. Maintains equipment and facilities in proper working condition in accordance with standard procedures, diagrams or manufacturer's instructions and compliance with codes and requirements of accreditation and regulatory agencies by: * Responding to calls from hospital departments, other engineering team members and management, related to assigned areas of responsibility such as, but not limited to night shift coverage, laundry, nutritional services and boiler room. * Inspecting equipment and buildings and manually operating equipment on a minimum daily basis. * Operating and monitoring systems and equipment, such as Andover Energy Management Systems and computers, high pressure boilers, large commercial air conditioning systems, including centrifugal chillers, refrigeration, pneumatics, etc. * Troubleshooting equipment, determining type and extent of malfunction of parts or components, obtaining materials and tools, making required repairs and testing for proper operation. * Reporting serious problems or conditions to Facility Services Management or scheduling maintenance with class "A" staff. * Performing preventive and corrective maintenance schedules in work areas as required. * Maintaining routine records of equipment inspections, repairs performed and requests for service, time and material expended. * Performing job functions according to established departmental safety and operational procedures. * Providing training to Facility Engineering staff, as well as other hospital team members and physicians on the proper safety and use of equipment. Performs other functions to maintain personal competence and contribute to the overall effectiveness of the department by: * Keeping work areas orderly, clean and safe and properly caring for tools, equipment, and supplies. * Completing other job related duties and projects as assigned. ORGANIZATIONAL RESPONSIBILITIES Associate complies with the following organizational requirements: * Attends and participates in department meetings and is accountable for all information shared. * Completes mandatory education, annual competencies and department specific education within established timeframes. * Completes annual employee health requirements within established timeframes. * Maintains license/certification, registration in good standing throughout fiscal year. * Direct patient care providers are required to maintain current BCLS (CPR) and other certifications as required by position/department. * Consistently utilizes appropriate universal precautions, protective equipment, and ergonomic techniques to protect patient and self. * Adheres to regulatory agency requirements, survey process and compliance. * Complies with established organization and department policies. * Available to work overtime in addition to working additional or other shifts and schedules when required. Education and Experience * The knowledge, skills and abilities as indicated below are normally acquired through the successful completion of a high school diploma or equivalent. One to two years of related on-the-job experience at a large/complex, commercial/institutional building is preferred. Knowledge of maintenance procedures in areas such as heating, ventilation, air conditioning, refrigeration, high pressure steam boiler, energy management and pneumatic control systems also preferred. Knowledge & Skills * Requires the mechanical ability to perform minor repairs on a variety of hospital equipment using job specific hand and power tools. * Demonstrates and maintains courteous, cooperative relations when interacting with other personnel, hospital team members and the public. * Comprehensive understanding of shop mathematics and blueprint reading. * Demonstrates the analytical ability necessary to perform calculations, interpret data from blueprints and manuals, diagnose problems with equipment and solve problems. Working Conditions * May be exposed to conditions: due to fumes, extreme temperatures, dust, noise, asbestos, hazardous materials and other hazards such as electrical shock or gases. Physical Demands * Requires the physical ability and stamina (i.e., to lift up to 50 pounds, work on ladders, walk, stand for prolonged periods of time, etc.) to perform the essential functions of the position.
