Basic Qualifications * Bachelor's degree in a technical field related to construction, capital project management, or the equivalent (architecture or engineering degree preferred). * Minimum of eight (8) years of progressive experience in capital project design and construction management. * Knowledge of design and construction processes and familiarity with city, state, and federal codes. Position Description The Senior Project Manager: * Manages projects from concept through close-out. Leads and directs the design and construction process including managing project documentation, pre-construction design and budget development, construction bid process, value engineering, project scheduling, control of quality, change order negotiation, user move-in coordination, and cost control through project completion and building turnover/warranty coverage. * Manages project teams including all external service providers: architects, engineers, consultants, commissioning agents, and contractors. Oversees owner contracts for site surveys, testing, and specialty consulting as required. Participates in owner construction meetings to review construction progress, quality, and schedule compliance. * Coordinates the development and review of design documents at each phase of design. Validates initial project budget and program assumptions at each design phase. * Simultaneously manages several projects at different phases of design or construction unless assigned a single, major project. Routinely reports on budget, schedule, and assessment of project risks. * Serves as the point of contact for University stakeholders and campus groups with a role or interest in the project: Engineering & Utilities, Environmental Health & Safety, Information Technology, Facilities Maintenance Operations, and the Property Information Resource Center. Facilitates meetings to help campus groups reach consensus in project development and implementation while adhering to program, budget, and schedule goals. * Communicates regularly with academic departments: faculty members, department chairs, senior administrators, and staff. Developing and maintaining relationships with this client base is extremely critical to the success of capital projects. * Works closely with the Office of Physical Resources & Planning and Harvard University Office for Sustainability staff to implement best practices, and to actively participate in FAS greenhouse gas and energy reduction efforts and goals. Job Summary The Office of Physical Resources & Planning (OPRP) provides complete and integrated planning and design services, construction management, and building renewal, maintenance, and operations management to maintain the physical resources of the Faculty of Arts & Sciences (FAS) campus. The Senior Project Manager is responsible for all capital project management functions associated with the design and construction within the Undergraduate House Renewal Program. The goal of Harvard University's Undergraduate House Renewal Program is to re-configure each House to meet the complex needs of today's students, relieve overcrowding, improve privacy, and comply with current building codes. The renovations aim to enhance program spaces to support student academic and social development better and upgrade outdated building systems and infrastructure.
