Job Summary Manages the preventative maintenance and repair of physical plant systems and utilities, assuring optimal operation conditions by coordinating shut downs, initiating repairs and recommending improvements. Plans and performs diversified and involved operations to install, repair, replace and test systems and utilities according to code requirements and manufacturer recommendations. Initiates preventative maintenance and repairs to physical plant equipment, system and utilities, and documents as required. Plans and coordinates shut downs of utilities and systems. Documents operation of critical equipment and code required testing. Utilizes appropriate equipment to inspect, repair, test and troubleshoot systems and components (i.e. HVAC), refrigeration equipment, medical gas systems, electrical panels, transfer switches, boilers, etc. Plans layouts and estimates labor and materials needed for various major repairs and projects. Reads and interprets wiring diagrams, schematics and blue prints, adding As-Built information when errors to prints are uncovered or changes made. Orders repair materials, parts and supplies as necessary. Provides feedback to customers and supervisor regarding problems and repair status. Responds to after hours emergencies as needed. Responds to requests for general maintenance service and trouble calls. May work independently to investigate the nature of the request or problem and utilize ability as a multi-skilled employee to resolve the situation. Assures work is in compliance with applicable safety and building regulations. 1. High school diploma or equivalent. 2. Two years of formal education or technical training beyond high school, or trade certification, or state licensure in a building maintenance specialty (e.g. Powerhouse Engineer, HVAC Technician, Plumber, Electrician, Mechanic or building construction). 3. Five years of related building maintenance, construction or other trades experience. 4. EPA certification preferred.
