Tomlinson & Associates, Inc. is a diversified, full service real estate company which is primarily engaged in the development, management, and ownership of multi-family rental housing and office properties.Maintenance Technician position is for 29 hours per week, part time.Job Description: Maintain and secure company tools and equipmentComplete any task assigned by the managerBe "on call" for emergencies nights and weekends Keep the maintenance shop in a neat, organized mannerPurchase only those items necessary for the current month and within the monthly budgeted amountOther requests as asked by the managerDaily Tasks:Walk the grounds/ maintain trash-free grounds Maintain the dumpster enclosures on a regular basis. Empty trashcans located at the mailboxes and throughout the property daily Check exterior lighting of buildings, parking areas, and recreational areas on a regular basis. Lights that are broken or burned out must be reparied or replaced immediatelyReturn all apartment keys before leaving the day Work Orders:Perform service requests expediently and thoroughlyWhen in a resident's apartment, never use any personal items of the residentClean up after yourselfComplete all required information and leave a copy of the Maintenance Repair Request inside the unit. Turn in all Maintenance Repair requests at the end of the day (completed and uncompleted)Inform office staff of reasons for incomplete requestsRecord any repairs made and the time spent repairing any items on the Maintenance Repair RequestMaintain and update list of serial numbers of all appliances in the units and community buildingUnit Turns:Punch out vacant apartments for move in in an expedient and thorough mannerAll items in the apartment should be in good working order before new resident moves in, including appliances, light fixtures, heating/cooling systems, doors, blinds, water heater, and plumbing fixturesWork with office staff to ensure smooth transition for new residentPainting:Remove blinds and brackets, switch plates before paintingMask or tape off areas not to be paintedFix nail holes and other holes prior to paintingMore tasks in which painting involvesCleaning:Clean units for move ins as assignedClean kitchen thoroughly - behind all appliances, appliances including stove, fridge, microwave, dishwasher (inside and out)Clean bathroom thoroughly - tub/shower, sink, toilet, cabinets, drawers, mirrors, etc.Remove any debris from unit. Clean patio/balcony, patio closet, and patio light fixtureMore tasks involved when cleaning the unitMinimum Requirements:Must have a GEDHave 2 years or more experience performing maintenance tasksMust be a minimum of 18 years of ageMust have a valid driver's license to run errands for the companyPhysical Requirements:Standing, walking, and/or sitting for extended periods of timeFrequent climbing, stooping, kneeling, crouching, reaching, handling, bending, twisting, and stretchingAbility to use standard maintenance equipmentAble to shovel snowAbility to wear personal protective equipment when necessaryComfortable with height up to 25 feetQualities that are a Must:Be courteous and professional at all times with staff, residents, guests and vendorsBe reliable and able to follow company policyHave good organizational skillsHave good people skillsHave good time management and prioritization skillsBe courteous and professional at all timesPolicies/Procedures:Follow safety procedures as established by the companyCall an outside contractor only when:The maintenance technician is not qualified or licensed to do the jobThe issue/request has been diagnosed and the maintenance technician is unable to make the repairWith the manager's approvalEnsure all outside contractors are accompanied by a Tomlinson & Associates employee when inside an occupied unitFurther policies/procedures to be followed as worked on the job.A complete background check is required before hire.Tomlinson & Associates Inc. is an Equal Opportunity Employer and Provider.
