PROJECT MANAGER| GANA-A'YOO, LIMITED Type of Position: Full-Time, Regular Tier: I Location: Washington DC Schedule: Varies FLSA Classification: Exempt Reports to: Director of Construction Projects and Support Services JOB OVERVIEW Gana-A'Yoo, Limited (GYL) is seeking a motivated and dynamic Project Manager to join our team in Washington DC! The Project Manager develops, coordinates, implements, and manages all facets necessary to construct the project on time, within budget, and to the quality specified. The Project Manager is the primary leader for the construction project. WHAT YOU'LL BE DOING * Drive a culture of safety on the project site, ensuring that required documentation is filed. * Lead all activities related to contract administration, change orders, procurement, schedule, and project financial reporting including reviewing subcontractor pay applications and negotiating subcontractor change orders. * Have thorough knowledge of the company's contracts and understanding of all parties involved. * Secure required permits and verify insurance coverage for subcontractors. * Facilitate project meetings to successfully coordinate work activity. * Collaborate with the project superintendent and site operations team throughout the life cycle of the project. * Develop project plans and organize various tracking mechanisms to ensure all facets of project management are being adhered to. * Utilize existing Share Point tools and other tools as needed to improve communication, reporting and tracking across all disciplines of support services * Lead, train, and develop assistant operations support roles such as assistant project manager, administrative assistant, etc. * Lead close-out of project, including turnover of manuals and warranties and preparation of final payment documents for subcontractors. * Develop and maintain positive working relationships with counterparts at owner, engineering, and design firms. * Establish a deadline and monitor the progress of a project via scheduling software and site walks observing progress in field. * Support the company's acquisition of new work by participating in proposals and presentations as necessary. ABOUT YOU * Undergraduate or graduate degree in engineering, architecture, construction management, a related discipline, or relevant work experience. * 5+ years of construction experience required; working for a general contractor on government jobs is preferred. * Previous experience in a project management role with the ability to execute multiple projects simultaneously. * Understanding of the strategic, operational, and financial components of a construction project. * Mastery of project-specific software systems including but not limited to Microsoft Office suite (Project, Excel, etc), Procore, Adobe, Bluebeam. * Mastery of reading construction drawings including reading, interpreting, and updating construction project-related drawings and specifications. * Strong work ethic, leadership, and the ability to work in a fast-paced environment. * PE, PMP, LEED AP certifications preferred. * SCA/DBA/Union/Government contracting experience preferred. * Experience in Alaska Native Corporations and government contracting preferred. * Must have the ability to pass a drug screening. * Must meet all investigative standards for a national security background investigation.
