Maintenance Technician Shift: Looking for 8a-5p, with on call availability. Indianapolis/Greenfield area Job description We are looking for a Maintenance Technician to support specific locations to ensure proper support and maintenance of Caregiver's leased residential and commercial properties. Candidate utilizes advanced skills to perform preventive maintenance and corrective repair of associated building equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes knowledge in several areas such as carpentry, plumbing, electrical, painting, roofing, heating and cooling to support buildings and infrastructure. Primary Responsibilities * Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety. * Inspects, repairs and maintains building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions. * Assists in maintaining the fleet of vehicles such as maintenance checks and scheduled repairs * Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, electrical, furniture, HVAC, plumbing, and janitorial. * Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required. * Ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. * Responds quickly to emergency situations, summoning additional assistance as needed. * Performs other duties as assigned. Role Based Competencies: * Ability to manage projects effectively and efficiently ensuring proper codes are followed and business functions are prioritized accordingly. * Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Requires intermediate analytical skills. * Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short and long term impact to the business. * Uses personal computer and / or smart phone for email and training. Basic skills with Microsoft Office Outlook. * Responsible for personal safety and the safety of those who are affected by your work. Required Qualifications * High school diploma or GED equivalent * Minimum of (1) one year of applicable working experience in general building repair and maintenance. * Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more, using ladders up to 8 ft, and working from heights. #INDIN
