As our Maintenance Tech, you are the community's hero! Whether it's handling routine maintenance, addressing service requests or putting out fires (literally!), you are the go-to service person for everyone. You will also prepare apartments for new residents. Thanks to you, our residents get to enjoy a comfortable place to call home. This position's schedule is Monday-Friday. However, you will provide on-call responses for emergency services on a rotating schedule basis. This will include responding to calls on weekends and after-hours if emergencies occur.As a Maintenance Tech, you will: respond within 24 hours to service requests received to resolve maintenance concerns. inspect, maintain, troubleshoot, repair, and replace parts in HVAC systems - furnace, split system, boiler, chiller. inspect, test, enhance electrical systems and components including fuses, lights, and light fixtures. install, repair, and maintain pipes, valves, fittings, and fixtures in plumbing and drainage systems. repair, install, and maintain appliances - microwaves, stoves, refrigerators, dishwashers, washers, dryers. prepare vacant apartments for market ready status for new residents to move-in. use Yardi to maintain records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, and work-in-progress. walk the property daily to preserve the beauty of the buildings and safety of the community through daily upkeep, cleanliness, grounds maintenance, report lease violations, and snow removal during inclement weather. provide feedback and follow-up to residents, office, and maintenance team. Report all major repair needsto Maintenance Supervisor and Property Manager to outsource contractors.promote and participate in upholding all safety and compliance standards, provide written Incident/Accident Report in the event of situation. be aware of utility meter cut-offs, apartment and fixture cut-offs, sewer clean outs and water usage. volunteer to assist other technicians at sister communities. maintain maintenance workshops informing Maintenance Supervisor of low supply inventory levels. keep a professional look, maintaining clean uniforms and hygiene. check work emails daily for important information.RequirementsWe're looking for:Experience in apartment maintenance or hotel engineering in plumbing, electrical and HVAC.HVAC, EPA certification (or willingness to obtain within 90 days of employment).Ability to lift, push and pull up 50 pounds, climb stairs, ladders, and work in varying weather conditions.Personal transportation and valid Driver's License to use during workday and throughout community (garden style).Enthusiasm towards delivering an unexpected level of outstanding customer service.Ability to use a smart phone and computer for completing work orders and time sheets.Ability to read, write, and communicate effectively to team members and customers.Knowledge of laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents and flammables. Live within 1-hour response time from the property to provide on-call responses for emergency services. All maintenance and engineering team members are required to report to work at earlier times (between 6AM-7AM) to remove snow or treat ice during inclement weather.
