Job Summary:The Apartment Maintenance Technician is responsible for maintaining the physical condition of a residential property, ensuring that it is safe, clean, and fully operational. This role involves troubleshooting and repairing apartment appliances, HVAC systems, plumbing, electrical systems, and performing general upkeep of the property. The technician will handle both routine maintenance and emergency repairs, contributing to a high-quality living environment for residents.Key Responsibilities:Perform general maintenance and repairs of apartment units, common areas, and grounds.Troubleshoot and repair electrical, plumbing, HVAC, and appliance issues within apartments.Complete work orders and service requests in a timely and efficient manner.Conduct preventative maintenance on building systems (e.g., HVAC, plumbing, electrical) to avoid future issues.Assist in preparing vacant apartments for new residents by repairing and restoring interiors (e.g., painting, patching drywall, fixing floors).Inspect property grounds, facilities, and equipment to identify hazards, malfunctions, or safety concerns.Handle minor carpentry, painting, drywall repair, and general building upkeep.Assist with snow removal, lawn care, and other seasonal maintenance tasks.Monitor and ensure compliance with property safety standards, including fire, smoke detectors, and security systems.Collaborate with property management to address tenant maintenance concerns and resolve issues quickly.Keep accurate records of repairs, replacements, and preventive maintenance schedules.Ensure that all tools and equipment are in good working condition.Adhere to OSHA safety regulations and company maintenance policies.Qualifications:High school diploma or equivalent; technical certification in building maintenance or related field is preferred.1-3 years of experience in apartment or residential maintenance.Strong working knowledge of HVAC, electrical, plumbing, and appliance repair.Ability to perform minor carpentry, painting, and drywall repairs.Familiarity with safety protocols and OSHA regulations.Ability to work independently and efficiently under minimal supervision.Strong customer service skills with the ability to communicate professionally with residents and property staff.Physical ability to lift up to 50 lbs, stand for long periods, and work in varying environmental conditions (indoors/outdoors).Availability for emergency/on-call duty as needed.
