Life Time Property Development, Construction, is the innovative and vertically integrated in-house Construction Division. We construct new buildings and remodel existing facilities to deliver luxury health and fitness destinations across the continental United States and in various parts of Canada. Position Summary As an MEP Project Manager based out of our Corporate Office, you will be responsible for managing the mechanical, electrical, and plumbing (MEP) aspects of corporate-run maintenance projects across all Life Time clubs. Your primary goal is to ensure that each project is completed on schedule, within budget, and with top-tier safety and quality standards. You will be the main point of contact for both internal and external teams, overseeing MEP work to ensure projects meet company standards and exceed client expectations. Job Duties and Responsibilities * Identifies the scope of MEP work within corporate maintenance projects, defines team roles, and manages the successful execution of MEP-related tasks. * Oversees subcontractor and supplier negotiations specific to MEP components, managing issues related to cost, schedule, and quality as directed by Senior Project Management staff. * Coordinates project closeouts, ensuring that MEP-related warranties and closeout documents are submitted accurately and within 90 days of project completion. * Ensures all MEP-related work is delivered within the established Guaranteed Maximum Price (GMP) budget. * Manages MEP project costs throughout the entire project lifecycle, providing accurate budget tracking and updates. * Monitors subcontractor performance, ensuring adherence to project specifications, and manages any back charges related to MEP work. * Ensures all MEP work complies with OSHA standards and Life Time Construction safety protocols. * Proactively identifies, investigates, and resolves issues related to MEP components that could affect project quality, functionality, or member experience. * Manages MEP warranty issues during the first year of operation, scheduling 11-month walk-throughs to identify and resolve warranty items. * Collaborates with other departments on larger processes and policy discussions to continuously improve the company's approach to MEP maintenance projects. Position Requirements * Ability to travel 20-50% or as required to oversee MEP work across multiple Life Time clubs. * 5-10 years of experience in MEP or construction project management, with a focus on maintenance or renovation projects. * 2-4 years of leadership experience in MEP or construction-related fields. * Associate degree in construction management, engineering, or a related field (MEP focus preferred).
