Incumbent must respond to maintenance requests and complete work orders for building maintenance and repairs. Duties also include supervising trustees and inmates on work details. This position reports to the Facilities Maintenance Supervisor. Duties Performs all job tasks in accordance with agency policies and regulations, applicable DJJ rules and regulations, FMJS requirements and applicable state/federal laws, policies or procedures.Ensures that their work area is clean, organized, safe and presentable in accordance with agency policies and procedures.Reports identified or potential maintenance, safety, and/or non-compliance findings, hazards, and incidents to the appropriate personnel and/or department.Maintains and updates as required a daily activity sheet detailing and documenting activities, times, and other pertinent information in accordance with agency policy.Supervises and directs the trustees in the proper performance of their daily tasks while maintaining the security, safety, and control of the inmate/offender pursuant to applicable FMJS regulations and in accordance with agency policies.Maintains an accurate count of all inmates/offenders assigned to the work detail at all times and will complete and disseminate the required documentation concerning inmate/offender assignments in a timely manner in accordance with agency policies/procedures.Coordinates trustee job assignments in accordance with agency policies and procedures and applicable state and/or federal rules/regulations/laws.Instructs trustees in the performance of the job or task at hand, ensuring that the trustee has the appropriate tools, guidance, and direction to perform the given task. Oversees the custody, care, and safety of the trustee at all times pursuant to applicable rules, regulations, and policies.Generates a preventative maintenance schedule for locks based upon manufacturer's recommendations and breakage frequency, in accordance with agency policies.Cuts new keys utilizing the correct key blank and appropriate cutting machine in accordance with agency policy.Coordinates the maintenance of all security equipment as applicable, including security locks, cameras, gates, exits and other equipment as appropriateStays knowledgeable of the location of all water shut off controls and is able to properly operate the controls in times of emergency or whenever necessary.Checks on a daily basis the status of the cleaning equipment to ensure efficient and safe equipment operations, pursuant to FMJS requirements and agency policies.Coordinates routine maintenance and servicing for cleaning equipment and will report cleaning equipment malfunctions to the appropriate entity/individual to facilitate repair.Determine the type and amount of supplies required to complete the job being assessed. Pursuant to agency policies, order the correct supplies from the appropriate vendor and/or accurately complete and submit the requisition request to the appropriate personnel for authorization and processing.Picks up and/or deliver information/documents/packages to and/or from approved individuals/agencies as directed and will perform other routine tasks as appropriate.Operates vehicles in a careful and courteous manner, obeying all traffic laws, rules and regulations including the wearing of seat belts.Ensures that all work orders are accurate and complete, detailing all work performed, parts/supplies used, time started/completed, location of work performed, and any other pertinent or required information.Repairs the malfunction, given low or high voltage electrical system malfunction and the appropriate tools, according to the original installation and NEC standards.Repairs air and heat systems in accordance with NEC, state, local and initial installation standards and in accordance with agency policies.Repairs the plumbing system in accordance with NPC, state, local and initial installation standards in accordance with agency policy.Conducts facility maintenance/safety inspections, documenting all maintenance problems and safety violations.Responds to maintenance requests, assesses priority, and arranges/supervises the maintenance work.Prioritizes maintenance requests based on urgency, safety concerns, available resources/supplies, and other pertinent criteria.Logs tools in and out accurately, resolving discrepancies, and following applicable rules, regulations, and agency policies.Escorts vendors for all contracted work being performed on agency property and in secure locations. Maintains automated outdoor sprinkler systems in good working order to ensure the optimal operational status of the system.Sets the automated outdoor sprinkler timers according to grounds conditions, weather conditions and predictions, drainage conditions, and seasonal considerations.Ensures that municipal grounds are free of litter and debris.Maintains various light equipment/power tools to ensure proper and safe working condition of the equipment/power tools within manufacturer's recommendations/specifications.Performs small engine repairs pursuant to manufacturer's specifications/recommendations if appropriate in order to ensure the operational status of equipment in accordance with agency policies.Moves and/or transports furniture, equipment, or other movables in a safe manner, ensuring the movables arrive at the correct location without damage and in a timely manner.Replaces worn/broken furniture and equipment as per authorized request in a safe and timely manner.Assists outside maintenance personnel in coordinating, scheduling, and carrying out various maintenance repairs/installations.Performs and/or assists in performing building maintenance and/or repairs, ensuring that the repairs are performed correctly, safely, and pursuant to applicable building code ordinances.Completes/supervises painting assignments equal to or exceeding the original standard in a timely manner and with minimal disturbance to the normal operations of the facility in accordance with agency policies.Ensures that all light fixtures are operating correctly, replacing any found or reported burned out or malfunctioning bulbs or fixtures in a timely and safe manner.Works in conjunction with facility management and will correctly repair any facility deficiency within their field of capabilities/expertise in accordance with NEC, NPC, state, local and initial installation standards and in accordance with agency policies.Controls the distribution and use of all toxic, caustic or flammable substances and will supervise inmates during their use to prevent injury/accident/misuse in accordance with agency policies/procedures, manufacturer's warnings and recommendations and applicable state/federal laws, rules, regulations and/or procedures.Stores flammable materials in an approved container within an approved area in a safe and secure manner consistent with agency policies and applicable state/federal rules/regulations.Safely performs all welding jobs timely, equal to or exceeding the original standard. Serves as an expert consultant within the discipline of construction and maintenance project management.Provides clear, concise and accurate direction and advice regarding construction and maintenance projects to help ensure their successful completion within the approved specifications.Repairs or hangs, tapes and finishes original drywall in accordance with state and local standards/building codes and agency policy.Repairs the furniture to regain its original functionality and/or will restore the furniture to reflect an acceptable appearance.Constructs and/or installs cabinets or shelving in accordance with manufacturer's specifications and agency requirements, ensuring that they are properly located and securely fastened to reduce the risk of accident or injury.Works effectively with colleagues and other agency personnel in order to maximize work area output and services consistent with agency policies.Might be required to stay during national disasters, severe weather conditions, and emergencies.Processes applicable incoming and outgoing documents and/or files in a timely manner consistent with supervisory direction and/or agency policies/procedures.Participates in cross-training with other co-workers; assists those co-workers when the need arises and learns new tasks by working together as a team.Reports identified or potential maintenance, safety, and/or non-compliance findings, hazards, and incidents to the appropriate personnel and/or department.
