Teams invest across the full expanse of risk categories and sectors, in both equity and credit, with a focus on thematic strategies, acquisitions and development, platform creation and special situations. JOB DESCRIPTIONThe Real Estate investing platform within Goldman Sachs Asset Management seeks a Vice President with 7-10 years of real estate acquisition experience. This role was designed for investors that are passionate about real estate and finance, have strong analytical skills, are great communicators and team players.Source and analyze various real estate investment opportunities through all parts of the capital structure and across all traditional and alternative asset classes within real estateFormulate a thesis around a particular investment opportunity or strategy, working within the broad and flexible parameters of our investment mandateStrong sourcing capabilities and industry contacts including intermediaries, brokers, real estate companies and developersKnowledge of industry and macroeconomic conditions, as well as key drivers and fundamentals in major real estate asset classesKEY RESPONSIBILITIESSource and identify potential real estate investment opportunities across equity and creditManage preparation of investment committee memoranda, alongside a small deal team, in addition to any other internal / external presentation materialsEffectively lead deal teams through due diligence processes and communicate effectively to identify opportunities and risksPresentation of investment opportunities to leadership, investment committees and external investorsLead the structuring, legal negotiation and documentation of new investments - including: term sheets, purchase contracts, loan docs, joint venture agreements, management agreements, etc.Work alongside a deal team, including managing and training junior resourcesManage client/ operating partner dialogue and working alongside the asset management team to make asset management decisionsInterface and work closely with both internal and external parties, including intermediaries, real estate companies, operating partners, financiers, consultants, legal counsel, compliance, etc.Work closely with asset management and portfolio teams in the effective execution of asset performance / business plansDESIRED SKILLS AND RESPONSIBILITIESBachelor’s degree - Finance, Economics and/or Real Estate, preferred7-10 years of directly relevant work experience in an underwriting and/or acquisition capacity, preferably at a top-tier investment management, private-equity, or advisory firmProven deal track record in the last 7-10 years across various markets and asset classesWorking relationships within real estate industry (i.e. brokers, operators, developers)Motivated and collaborative individual who can be successful working as part of a cross-functional team with a results-oriented mindset;Effectively manage and develop junior resourcesStrong oral and written communication skillsAbility to work multiple capital sources; balance and execute concurrent dealsFlexibility and adaptability to various changing market dynamics and investing mandatesABOUT GOLDMAN SACHSAt Goldman Sachs, we commit our people, capital and ideas to help our clients, shareholders and the communities we serve to grow.
