Job Description/Responsibilities The Airport Properties Manager is responsible for overseeing tenant compliance with all contractual obligations. This role is critical in negotiating and preparing leases, permits, concession agreements, and other related contracts. Additionally, the Properties Manager will develop, recommend, and enforce business terms that align with County policies. Key Responsibilities Maintain a comprehensive schedule of tenant and vendor agreements, including escalation and expiration dates. Collaborate with finance to ensure timely execution of rent escalations, adjustments, and reimbursements. Draft, update, and finalize lease and service agreements, ensuring compliance with County policies and deadlines. Manage tenant and vendor relationships, address non-compliance issues, and ensure timely submission of required documents (e.g., insurance certificates). Supervise and inspect tenant agreement terms, TAA repairs, and improvement projects to ensure compliance with lease terms and timely completion. Analyze the financial performance of airport concessionaires, conducting audits to ensure compliance and profitability. Assist in developing the annual budget and quarterly forecasts, preparing variance reports and financial analysis to support airport decision-making. Provide detailed financial reports and projections to aid in planning and ensure the airport's financial stability. Support financial planning through accurate economic analysis and budgeting efforts. Market Analysis, Lease Renewals, & Properties Management Conduct market analysis to assess competitive rates for lease renewals and ensure fair pricing for office and hangar spaces. Develop and maintain a computerized properties management system to efficiently track and manage airport real estate. Other Duties Perform additional management functions and tasks as delegated by the Airport Manager. Qualifications Education | Experience BS/BA in Business Administration, Accounting, Finance, Airport Management or a related field or a minimum of 5 years of relevant experience in accounting, finance, or property management. Proven ability to negotiate leases and manage complex contract structures. Skills Advanced proficiency in spreadsheets, database management, and properties management software. Strong interpersonal, written, and verbal communication skills to build positive relationships and engage effectively with tenants, County officials, and other airport stakeholders. Ability to work independently, manage multiple projects simultaneously, and meet deadlines with minimal supervision. Exceptional problem-solving skills and financial acumen, particularly in calculating rates, commissions, and financial projections. Ability to collaborate cross-functionally with other Avports & County Departments. Licenses A valid driver's license is required. Physical Demands Ability to regularly lift and/or move up to 10 pounds. Frequently required to stand, walk, reach with arms, and use hands, while occasionally required to sit, stoop, kneel, or crouch. Vision requirements include the ability to see clearly at various distances, maintain peripheral vision, perceive depth, and adjust focus as needed.
