As Pre-Construction managers, we are the nationwide team responsible for planning the construction of the Amazon's new sites. We are on the forefront of creating and delivering the most innovative products to our customers; and are known for innovating the possibilities of cloud computing.As a Sr Pre-Construction Manager you will support the development and implementation of multiple Pre-Construction program executions across the nation over several of campuses. This role serves as the primary liaison between Real Estate, Design Engineering, Due Diligence, and other critical partner teams from initial planning, through design development to provide schedule forecasting, construction budgeting, and constructability guidance. The primary function is to craft sound, complete, and robust construction contracts for our downstream partners in Construction to execute. Our goal is to find the candidate with extensive practical bidding, contracting, and negotiation construction experience within areas of infrastructure, industrial, design, and engineering fields.Key job responsibilities• Possess a foundational knowledge of critical data center equipment (Generators, UPS, Switchgear, Transformers, Power Feeders & Busduct, Chillers, Plumbing, Fire Detection/Suppression, Air Handling Units, Computer Room Air Handling/Conditioning Units).• Perform constructability reviews of critical scopes associated with the construction of new data centers buildings and sites to drive improvements and avoid cost or schedule impacts.• Perform construction phasing evaluations in for civil, architectural, structural, electrical fields for potential sites.• Determine and communicate site requirements that could impact schedule, cost, delivery of the work and integration of site with surrounding properties.• Conduct negotiations with general contractors and potentially other partners to evaluate bids, proposals, and scoping documents for completeness with detail and accuracy.• Manage GC and other third-party vendors delivering preconstruction services during the design phase.• Define construction scopes and request for proposals to General Contractors. Review bid summaries, schedules and milestones, pricing, in subcontractor level bid evaluations.• Support issuance of contracting documents (i.e., Work Orders, Purchase Orders, Work Letters).• Develop handoff project documentation to Construction Manager partners.• Collect, evaluate, and share lessons learned to direct teammates, and peers in design, and construction teams to achieve continuous improvement across the entire program.• Identify, develop, and implement team wide process improvements in our tools, processes, and documents.• Ability to travel 25% of the time.You'll join a diverse team of software, hardware, and network engineers, supply chain specialists, security experts, operations managers, and other vital roles. The role requires a high level of organization and coordination as new risks and issues emerge, and depends on the use of existing mechanisms or establishing new mechanisms. This role integrates key initiatives across construction and partner teams, identifying and implementing them across the region by tracking action items, developing process changes, and launching new tools. The Regional Construction Program Manager will manage all progress and performance reporting for their region's key metrics, reports and goals to achieve business objectives.Additional Responsibilities• Lead cross-functional teams and manage programs and processes simultaneously.• Engage with technical experts and key stakeholders to initiate new programs, including developing new processes and program documentation.• Identify process and communications gaps, while developing and driving solutions.• Develop and maintain lessons learned and establish mechanisms to share this with teams.• Work closely with stakeholders on key program initiatives to develop and implement procedures and systems that continually improve and streamline the program.• Drive simplification and automation to evolve processes, services, and solutions, to increase agility and efficiencies and lower costs.• Establish a metrics-driven, programmatic approach to strategic initiatives to develop improvements and efficiencies.• Gather, define, refine, and drive requirements for program process, standards, and system Implementation requirements needed to monitor & report on construction programs across multiple geographic regions with little or no direction from management.• Define & evaluate KPIs derived from program milestone, estimate, spend forecast, and cost/resource loaded schedule performance.A day in the lifeAs an AWS Regional Construction Program Manager you will work closely with Construction Managers and stakeholders on key program initiatives to develop and implement procedures and systems that continually improve and streamline the program. And you'll experience an inclusive culture that welcomes bold ideas and empowers you to own them to completion.• 7+ years of project management/ portfolio management/ program management / construction management • 5+ years of experience in core project management disciplines including scope, schedule, budget, quality, along with risk and critical path management • 5+ experience of large, complex projects involving large-scale mechanical, electrical, and plumbing (MEP) plants. • Experience with varying stages of infrastructure builds - inclusive of project builds, spanning from Design to Project Hand-off. • Knowledge of best practices and emerging technologies, related to data center infrastructure build (i.e. construction sequence, commissioning, controls and networking). Knowledge of Excel (Pivot Tables, VLookUps) at an advanced level and SQL• Master's Degree or advanced professional certifications in management of complex, high value technology infrastructure projects • 5+ years of driving end to end delivery, and communicating results to senior leadership experience • Experience in managing data center infrastructure builds • Experience with and deep understanding of multiple project management methodologies • Experience of leading matrixed teams and individuals across multiple locations • Well organized and able to work effectively under time pressureAmazon is committed to a diverse and inclusive workplace. The base pay for this position ranges from $125,400/year in our lowest geographic market up to $239,300/year in our highest geographic market.
