Project Details (Size, SOW, Site Background, etc.) :Interested in this role You can find all the relevant information in the description below.Job Title: Owners Authorized Rep II | Construction Manager |K4-K12 SchoolsLocation: LA County | Client: Los Angeles Unified School District (LAUSD)Project: Various schools throughout LA CountySalary: $145,000 - 160,000KWorking within LAUSD and can be located at one of the various schools throughout Los Angeles County. Projects SOW vary from >$5 M and up.Daily Responsibilities :Manages, oversees, and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projectsReviews pre-construction documents and submits comments to Designer as necessaryPlans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projectsCoordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staffManages both the project budget and schedule to meet the District�s qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progressManages daily activities of the contractor, reviews contractors� construction schedules and submittals, and coordinates responses to the contractors� inquiries thru the Requests for Clarifications (RFC) and other related documentsReviews substitution submittals from contractors to ensure specification and/or District requirements are complied withReceives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely mannerReviews the process and monitors payments for the contractor, architects, engineers and any other pertinent partiesAdministers provisions of Professional Service Agreements between Architects and the DistrictCoordinates District delivery of related fixtures, furniture and equipmentMonitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close outPerform other related duties as assignedRequired Qualifications (Experience, Education, Certifications, Clearances, etc.) :Fifteen (15) years full time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction.Five (5) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values of more than $20M.Education:Graduation from a recognized college or university with a bachelor�s degree in architecture, engineering or Construction Management.OR Graduation from a recognized college or university with a bachelor�s degree.The candidate must be able to complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the Los Angeles Unified School District.OR College undergraduates possess more than 20 years of Construction or Project Management experience and must complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division. OR Possession of a valid Certified Construction Manager (CCM) credential which may substitute for the required educationPreferred Qualifications :Design Build ExperienceExperience utilizing Building Information Modeling (BIM)Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)Experience with Division of the State Architect (DSA) construction/design processesSafety and OSHA Safety Regulations (OSHA 30 minimum)
