We utilize proven processes and procedures while constantly looking for ways to innovate to exceed our customers' expectations.Position OverviewInsite Property Solutions is looking for a Roving Maintenance Technician to provide maintenance support to the Apartment Communities in our portfolio (properties are located within 20 miles of our headquarters in Kirkland). The ideal candidate is skilled in all areas of property maintenance, including cleaning, painting, and general repairs. Our Maintenance Technician must also have excellent time management, customer service, and communication skills. As we continue to build a strong bench of talented maintenance professionals, this position offers the opportunity to apply internally for any maintenance roles at designated properties as they become available.ResponsibilitiesAssist in carrying out the implementation of various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the properties.Initiate, perform, and manage maintenance projects including cleaning.Ensure that maintenance and custodial issues are attended to in a timely fashion.Perform walk-through of properties to ensure that immediate maintenance and custodial issues are attended to in a timely fashion. Walk-through inspections should also include preventative maintenance to safeguard against foreseeable maintenance issues.Perform unit turns including but not limited to: servicing appliances, plumbing and electrical, replace old or faulty parts, re-key locks, replace burnt out light bulbs, and interior painting.Coordinate with the maintenance supervisor to order and take inventory of maintenance supplies within the limits of the properties' budgets and at the most effective cost.Obtain, review, and negotiate competitive bids for outside contract services.Maintain an inventory of supplies to ensure prompt repair and replacement of various items.Ensure that all common area facilities and related equipment are maintained in accordance with all warrantees and manufacturers' specifications (pools, spas, elevators, HVAC, etc.).Address and follow up as necessary on all residents' work order requests in a timely and professional manner.Enter completed work order information into YARDI daily.Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.Must ensure that the property is compliant with OSHA standards.QualificationsMinimum of 1 year residential/multifamily property maintenance experience is required.Have excellent time management, problem solving, and interpersonal skills.Must be a self-starter, multitasker and achieve high-quality results under tight deadlines and changing work priorities.Must be willing to travel throughout portfolio.Must have reliable transportation, valid drivers license, and vehicle liability insurance.Must have a working knowledge of Microsoft Office Suite (Outlook, Excel, Word, etc.).High school diploma or equivalent is required.Must be able to perform the physical demands of the job with or without reasonable accommodationsMust be a reliable, organized, motivated, professionalAdditional Compensation$500 Hiring Bonus paid after 90 daysRetention BonusBenefitsMedical, dental, and vision insuranceHealth Savings Account with monthly employer contributionsEmployer paid life insurance and long-term disability insuranceAccrues Paid Time Off (PTO) each pay period for a total of 160 hours per yearParental Leave10 paid corporate holidays401(k) with employer matchingEmployee assistance programWellness Program with wellness allowanceRental discountsTraining & career developmentReferral programCell phone allowanceDriving Allowance ($200 monthly driving allowance for commuting between communities)Schedule8 hour shiftDay shiftWork settingIn-person at communities within our porfolioInsite Property Solutions is an Equal Opportunity Employer.All team members are expected to align with and contribute to Insite's values, policies and ethical standards as stated in Insite's Employee Handbook.
