The Chilled Water Distribution Technician is part of the Vanderbilt University Maintenance and Operations (VUMO) and is a key individual contributor responsible for the maintenance and operations of all chilled water systems on campus. This position ensures proper efficient operation in the summer months and conduct preventative maintenance on all equipment during the winter. Reporting directly to the Manager of BSC, CTLS and CWD the Chilled Water Distribution Technician will often be tasking with working closely with other CWD techs, the controls group, and the campus HAR technicians and electricians.About the Work Unit:Facilities provides facilities support for all construction, renovation, and routine maintenance of University space and facilities; housekeeping services for approximately 5.8 million square feet of academic, administrative, residential, and recreational space; grounds care for 330 acres that are a registered arboretum; turf care for athletic fields; and utilities for the University Central and the Medical Center. Facilities annual budget exceeds $100 million in operating expenses and includes over 400 employees. This branch manages major capital project expenditures totaling ~$125 million annually and facility renewal, replacement, and large maintenance project expenditures totaling ~$20 million annually. The Facilities Business Operations Center provides support to the entire department, specifically regarding the areas of Finance, Employee Relations, Systems, Contracts and General Administration. Key Functions and Expected Performance: Perform equipment repairs/updates as neededChillersCooling towersChilled water pumpsCondenser water pumpsRefrigerant monitorsPerform Preventive Maintenance on the chillers which consist ofRemoval of ends so that evaporator tubes can be brushed, condensing tubes to be brushed every 3 years so that eddy current can be performed by an outside contractorCheck all electrical connections to make sure they are all no loose connectionsLubricate motors on the chillers per specificationCheck vacuum pump oil on the purge pumps Perform Preventive Maintenance on cooling towers which consists ofRemoval of screens to clean fill, and reinstall after tower cleaning is completedClean hot decks, sumps and clean strainer in the towerInspect gearbox, motor and couplingCheck oil level in gearboxCheck electrical connections and sump heaters Perform Preventive Maintenance on chilled water pumps and condenserwater pumpsClean pump strainers Lubricate motor as needed Check electrical connectionsCheck for leaksComplete repairs as neededPerform Preventive Maintenance on refrigerant monitorsMonitor and change filters as neededComplete repairs as neededConstruction Job ProjectsMeet with vendors on job projectsPerform project management to insure the work is being correctly performed OtherPerform flow studies on buildings throughout the campus to get better water flow through buildings and water loopCheck AIM system for work orders and assign as needed. Close out work orders when jobs are completedResearch and order parts through storeroom as neededAttach work order numbers to vendor invoices for approval by ManagerPerform any other work that is assigned by ManagerSupervisory Relationships:This position does not have supervisory responsibility; this position reports administratively and functionally to the Manager of BSC, CTLS and CWD. Education and Certifications: High School Graduate or GED is requiredEPA Universal Refrigerant Recover Certification Experience and Skills:Formal mechanical systems trainingExperience with Trane, Johnson Controls/York, Daikin McQuay, and Carrier chillers Must be able to bend, stoop, reach or stand for extended periods of time. Must be able to lift as at least 70lbsValid Driver License is required; must have and maintain a valid driver's license and a satisfactory driving record.
